ACQUISITION: B&D Holdings acquired a three-property industrial portfolio located in Burlington, NJ, Braintree, MA, and Omaha, NE. The 100% occupied portfolio totals approximately 291,693 rentable SF on roughly 30 acres and is leased on a 10-year sale-leaseback to a tenant with an A+ credit rating. B&D plans to invest $2.7 million in capital improvements across the portfolio to enhance site functionality and support long-term tenant retention.

ACQUISITION: R&G Commercial Real Estate represented the seller in the sale of a shop building at 2945 W. McDowell Road in Phoenix, AZ for $1,500,000. The property includes approximately 3,850 SF of shop space plus a 1,500 SF canopy on 0.71 acres, with C-3 zoning, frontage on McDowell Road, and a fully fenced and secured yard. Max Schumacher, Patrick Sheehan, and Jack Hansen represented the seller in the transaction.

ACQUISITION: Open Industrial acquired a 1.47-acre industrial outdoor storage property at 4109 46th Street in Bladensburg, MD, approximately one mile from the DC/MD line. The site includes two industrial buildings totaling approximately 16,450 SF, five grade-level roll-up doors, a fully paved yard area, and IE zoning in Prince George’s County that permits outdoor storage by right. Located in the Inner-Beltway submarket, the property offers access to Route 1, MD Route 450, MD-295, I-495/I-95, and Route 50.

ACQUISITION: Jadian IOS acquired a 2.4-acre industrial service facility at 592 Thorpe Road in Orlando, FL. The property includes 8,400 SF of building space with three 12’ x 14’ drive-in doors, 18’ clear height, three-phase power, gated entry, perimeter fencing, and site lighting. Located less than one mile from Orlando International Airport, the site is now available for lease and offers a functional IOS/service facility setup in a key Orlando logistics corridor.
