ACQUISITION: Midwest CRE Advisors closed an off-market sale of a 3.43-acre industrial site at 4448 Speaker Road in Kansas City, KS. The property features Class C commercial/industrial zoning, immediate I-635 access, and an income-producing cell tower billboard lease. Logan Freeman of Midwest CRE Advisors represented the seller and procured the buyer.

ACQUISITION: James McGill and Chris Schultz of JLL are pleased to announce the sale of a 24,837 SF industrial building with paved yard located at 3770 Joliet St, Denver, CO to RWC Building Products for $6,500,000. This 4.25-acre property features heavy power, Union Pacific Rail spur access, and excellent connectivity to I-70 highway.

ACQUISITION: The STRO Companies and KRE Group acquired a three-building, 120,000 SF warehouse/distribution portfolio on 7.4 acres in Bergen County, NJ. The portfolio includes 30 Paul Kohner Place, which is being repositioned into a 4.5-acre Class A industrial outdoor storage site available for lease, while 5 Paul Kohner Place is available for sale and/or lease. The acquisition was financed by IDB Bank and supports STRO’s strategy of targeting functional infill industrial assets in supply-constrained submarkets.

ACQUISITION: Jadian IOS acquired a 6.0-acre industrial service facility at 1201 & 1301 Concord Street in South St. Paul, MN. The site includes three shop buildings totaling approximately 14,000 SF, nine oversized drive-in doors, and a 3,200 SF stand-alone office building. Located directly off I-494 and about 10 miles from Minneapolis–St. Paul International Airport, the property adds a functional IOS/service facility in a key Twin Cities logistics corridor.

ACQUISITION: Lee & Associates announced the sale of 2151 Piedmont Way in Pittsburg, CA. The transaction reflects continued demand for industrial properties that combine functional building improvements with valuable outdoor storage or yard components. Brian Slocum of Lee & Associates handled the transaction.

ACQUISITION: Zenith acquired a three-property industrial portfolio totaling approximately 30 acres and 105,000 SF of industrial improvements across the Dallas and Oklahoma City markets. The portfolio expands Zenith’s presence in two transportation-driven markets with strong connectivity and diversified economic demand. Andrew Wiesemann of Matthews sourced the transaction.

ACQUISITION: Bates Commercial announced the sale of 14475 Old Denton Road in Roanoke, TX. The property includes 24,650 SF of warehouse and industrial space on 6 acres, offering functional improvements and ample outdoor storage. Tyler Markwood and Karson Conrad handled the transaction.

LEASED: NAI Charleston announced the lease of approximately 1.6 acres of newly developed industrial laydown yard at 489 Deanna Lane in Charleston, SC, to an East Coast-based trucking company. The property is located just off Clements Ferry Road and is designed to support outdoor storage, fleet operations, and logistics-related uses. Dexter Rumsey and Whit Jones of NAI Charleston represented the owner/landlord, while Elmwood and Company represented the tenant.
