ACQUISITION: 51 W Raymond Street in Indianapolis, IN has traded, marking the sale of a 1.78-acre industrial outdoor storage (IOS) property improved with approximately 12,000 SF of industrial space. The facility offers a functional combination of warehouse improvements and outdoor storage in a well-located infill submarket with access to Indianapolis' major transportation corridors.

ACQUISITION: Industrial Outdoor Ventures (IOV) has acquired 1733 & 1833 Lauder Road in Houston, TX, an 8.43-acre industrial outdoor storage (IOS) facility improved with 90,973 SF of industrial buildings. The property is fully leased to Bluewater Thermal Solutions, a leading provider of heat treating and thermal processing services for industrial metal components across North America. ACQUISITION: COARE Industrial acquired 3300 Annapolis Road in Baltimore, MD, a 3.75-acre industrial outdoor storage (IOS) property featuring a 13,077 SF maintenance facility, a 2,500 SF office, and fully fenced, gated yard space. Zoned I-1 Light Industrial, the site permits outdoor storage by right and is strategically positioned within Baltimore's supply-constrained Southwest industrial submarket near I-95, I-695, I-295, and the Port of Baltimore. The acquisition marks COARE Industrial's first investment in the Washington-Baltimore MSA.

ACQUISITION: A 12-acre industrial outdoor storage (IOS) property at 11950 Camden Road in Jacksonville, FL has traded for $7.0 million. The asset includes approximately 52,720 SF of industrial improvements and is occupied by United Rentals, providing a combination of functional building space and outdoor storage capabilities. Dodge Real Estate Corp facilitated the transaction, representing both buyer and seller, highlighting continued demand for stabilized IOS assets in the Jacksonville market.
