ACQUISITION: Alterra IOS acquired an 18,155 SF industrial outdoor storage facility on 2.33 acres at 16809 Radholme Court in Round Rock, TX. The transaction adds another Central Texas IOS asset in the Austin/San Antonio corridor, where demand remains strong for well-located industrial outdoor storage properties. DMRE represented the buyer, with Ty Walsh and Zack Shepherd involved in the acquisition.

FINANCING: Cushman & Wakefield arranged a $7.0 million follow-on financing for an industrial outdoor storage property in Columbus, OH. The 20-acre IOS asset was financed on behalf of GFH Partners Ltd. and Transport Properties, with Associated Bank providing the loan. Gideon Gil, Alan Blank, Zach Kraft, Taylor Geiger and Dale Braverman of Cushman & Wakefield were involved in the execution.

ACQUISITION: A construction company completed the purchase of approximately 2.25 acres of fully fenced industrial land in Chandler, AZ, marking its second Arizona location. The IND-2 zoned site will support vehicle parking, equipment storage, material staging, and continued growth across the East Valley.

Leased

LEASED: A lease was completed at 6105 N 52nd Avenue in Glendale, AZ, an industrial outdoor storage site offering yard space, access, and operational flexibility. Nikki Bagnato represented the tenant in securing the property.

LEASED: A 2.0-acre paved industrial outdoor storage site at 8801 Maislin Drive in East Tampa / Temple Terrace, FL has been leased. The property features a fully fenced, secured, and lit perimeter, making it a functional IOS site for outdoor storage needs. Devin Beeler and Robbie Lober of Lober Real Estate handled the leasing assignment, with Jimmy Johnson credited for bringing the tenant.

LEASED: IOS Southwest and Open Industrial leased a 1.5-acre, 6,300 SF shop site at 1950 E Deer Valley Road in Phoenix, AZ. The property is located in the Deer Valley submarket and offers a fully paved IOS setup in a corridor seeing growth from the TSMC supplier ecosystem.
