Acquisitions / Dispositions

ACQUISITION: APEX closed on the acquisition of 5911 Commonwealth Avenue in Jacksonville, FL, an 11.7-acre IOS asset with 24,550 SF of buildings. Prior to closing, APEX executed a new lease with a national tenant, fully stabilizing the property. ACQUISITION: Sagard Real Estate acquired Chapman 71, a 13-acre industrial outdoor storage property in Austin, TX, expanding its IOS joint venture with La Caisse. The fully leased asset includes five buildings totaling approximately 126,027 SF and serves tenants across construction, transportation, automotive, and industrial services. Located near Austin-Bergstrom International Airport at Highway 71 and Burleson Road, the acquisition adds another infill logistics asset supported by Austin’s growth, infrastructure connectivity, and industrial demand.

ACQUISITION: Steel Peak Properties acquired its sixth IOS property in the San Diego market with the purchase of 449 E Mission Road in San Marcos, CA. The 1.66-acre industrial service facility includes a ±2,924 SF building, fenced yard, clear-span warehouse space, and Y2 zoning.

ACQUISITION: B&D Holdings acquired 4338 Profit Drive in San Antonio, TX, a ±4.0-acre crane-served industrial facility totaling approximately 22,000 SF. The fully leased property was acquired via sale-leaseback and is leased to a nationally recognized industrial tenant. Located in Northeast San Antonio with direct access to I-10 East, the acquisition expands B&D’s Texas industrial footprint and marks its fourth San Antonio acquisition.

ACQUISITION: Matthews closed the sale of a ±19,500 SF single-tenant IOS property at 540 Energy Park Drive in Platteville, CO. The property sits on 3.34 acres with a low 13% coverage ratio and was built in 2019. With the tenant vacating at year-end, the deal generated multiple offers and ultimately sold to a user at 99% of the asking price.

ACQUISITION: Argosy Real Estate Partners and Bay Street Capital acquired 1715 Nolan Court in Morrow, GA, a 2.5-acre IOS property improved with a 6,600 SF building. The off-market acquisition was completed alongside a new long-term lease to a national utility service provider that will occupy the full site. The deal represents the first investment in Argosy’s Sunbelt Industrial Portfolio, which targets IOS and light industrial assets in supply-constrained Texas, Georgia, and Florida markets.
