Acquisitions / Dispositions

ACQUISITION: Jadian IOS acquired a 5-acre industrial outdoor storage property at 2724 Prestige Road in North Fort Worth, TX, just east of Interstate 35W. The off-market transaction was completed through Triten Real Estate Partners and aligns with Jadian’s strategy of acquiring well-located IOS assets in key logistics markets. Chris Wong of Partners and Witt Westbrook of JLL represented Danny Chapman and Kees t’Sas.

ACQUISITION: Thematic Capital Group acquired two industrial outdoor storage properties in Central Florida for $7.5 million, including 301 Mango Tree Drive in Edgewater and 7200 Gardner Street in Winter Park. The 301 Mango Tree Drive property includes approximately 1.96 acres of IOS land and 21,842 SF of warehouse space. Lee & Associates Central Florida’s Christopher C.J. Griffith, Ryan Griffith and Charles W. Duvall represented both the buyer and seller in the transaction.

ACQUISITION: SRS Industrial represented the buyer in the sale of a 3.06-acre industrial outdoor storage site at 7376 Rendon Bloodworth Road in Mansfield, TX. The buyer plans to deliver the property to the leasing market with improvements including full yard regrade and stabilization, new base material, perimeter fencing, yard lighting, LED warehouse and office lighting, exterior repairs, new grade-level doors, and office demolition/rebuild. Joseph Cooper and Katrina Kieu of SRS Industrial represented the buyer in the transaction.

ACQUISITION: Terminal Logistics acquired a fully leased industrial outdoor storage asset at 6133 Selinsky Road in Houston, TX. The property includes 5.7 acres, a 17,691 SF building, 12 oversized drive-in doors, and a gated and fenced perimeter. Terminal Logistics team of Jeremy Cohen, Jack McNamee, Ben Miller and Max Reiter completed the transaction.

ACQUISITION: Alterra IOS acquired a 17,534 SF industrial outdoor storage property on 3.18 acres at 12570 E 39th Avenue in Denver, CO. The property is leased to BrightView Landscapes and adds another Denver IOS asset with meaningful yard functionality. Parker Pearson and Liam Loftus were involved on the buyer team, while Bruce Mawhinney, Mike Viehmann and Mike Wafer of Newmark represented the seller.

ACQUISITION: A 6.96-acre single-tenant industrial outdoor storage property in the Western U.S. was sold in an off-market transaction. The property is 100% leased to McGrath Rent Corp. and was sold to a private Midwest-based investment firm. Derek DeLaura of McGrath represented both the buyer and seller, with the buyer seeking additional IOS acquisition opportunities nationwide.

LEASED: The Blau & Berg Company secured a 4.58-acre industrial outdoor storage lease at 901 North Avenue East in Elizabeth, NJ. The paved, fenced and lit site offers 600 amps of power and is located near Newark Liberty International Airport, I-95, Highway 1 & 9, and the Port of New York/New Jersey, making it well-suited for logistics, equipment storage, and infrastructure-related outdoor storage uses. Blau & Berg’s Jason Crimmins, Alessandro Conte, Peter J. Murano Jr. secured the lease on behalf of Terreno Realty Corporation.

LEASED: AT Industrial Co. announced a 102,512 SF lease at 900 E Karcher Road in Nampa, ID, part of a 250,242 SF industrial project on 25.27 acres. The site includes 12 dock doors, 25 grade-level doors, 84 trailer stalls, clear heights ranging from 16’ to 32’, 173,915 SF of outdoor storage, and direct access to Interstate 84. The project offers a flexible IOS-friendly layout with low building coverage, ample parking, efficient circulation, and remaining lease availability.
