ACQUISITION: 5352 Dahlia Street in Commerce City, CO has traded for $2.9 million, highlighting the continued strength of the industrial outdoor storage (IOS) market in the Denver region. The 2.0-acre property includes a 5,600 SF maintenance facility and a large outdoor storage yard, with heavy outside storage zoning that supports a range of transportation, logistics, and industrial users. As Lee & Associates Denver Principal Matt Nora noted, “IOS assets remain highly sought after due to their limited availability and their importance to transportation, construction, logistics, and industrial service operators.”

ACQUISITION: Hampton Partners acquired 2001 E. 19th Street in Lawrence, KS. The nearly 9-acre industrial outdoor storage (IOS) property includes 19,500 SF of warehouse space, two occupied buildings, and extensive fenced yard area along the highly sought-after I-70 logistics corridor between Kansas City and Topeka. As broker Logan Freeman noted, “When you understand the scarcity dynamics, structure the positioning correctly, and compress the timeline with real buyer urgency, competition follows,” highlighting the strong investor demand for functional IOS assets in supply-constrained markets.

ACQUISITION: Terminal Logistics acquired 6816 E Orem Drive in Houston, TX, continuing its expansion of industrial outdoor storage (IOS) assets in key logistics markets. The property features approximately 2.5 usable acres, 7,250 SF of building space, three drive-in doors, and eight dock-high loading positions, providing functionality for a range of transportation and industrial users. Strategically located in Houston, the asset offers a combination of warehouse improvements and outdoor storage capacity in one of the nation's most active industrial hubs.

ACQUISITION: 1820 Ridgeway East in Montgomery, AL has traded for $1.52 million, marking the sale of a fully leased industrial property with outdoor storage. The asset consists of 14,465 SF on 2.45 acres and features a fenced yard, two drive-in doors, two dock-high doors, and 20-foot clear heights, providing functionality for a range of industrial users.

ACQUISITION: 225 Hanover Road in York, PA has traded for $6.2 million, marking the sale of a rare infill industrial outdoor storage (IOS) crane facility in a strategic Mid-Atlantic location. The property spans approximately 12 acres and includes more than 30,000 SF of industrial improvements, crane-served manufacturing space, and extensive outdoor storage capacity.

ACQUISITION: B&D Holdings acquired 1077 Oliver Plow Court in South Bend, IN, expanding its industrial footprint in the Midwest. The property consists of approximately 36,000 SF on 6.24 acres and is fully leased to Ferguson Enterprises, a leading distributor of plumbing, HVAC, waterworks, and industrial products.
