ACQUISITION: Argosy Real Estate Partners and Bay Street Capital exited Mayfield Road, a Southeastern Industrial Outdoor Storage portfolio asset, through a sale to an IOS-focused real estate investment firm. The partnership executed its business plan by leasing the property to a national equipment rental company on a long-term NNN lease, supported by strong demand for well-located IOS assets in high-barrier, supply-constrained markets. The transaction highlights continued institutional interest in IOS and reinforces the sector’s appeal as a fragmented, infrastructure-driven niche within industrial real estate.

FINANCING: Catalyst Investment Partners secured $281 million in portfolio financing across 77 Industrial Outdoor Storage properties totaling 231 acres in 12 markets. The financing was provided by a newly built credit team and supports Catalyst’s continued growth as one of the most active IOS platforms in the sector. Cooper Horowitz’s Justin Horowitz, Ben Knopf, Josh Tropper, and Rich Horowitz arranged the financing.

ACQUISITION/DISPOSITION: JLL announced the closing of a heavy industrial outdoor storage assemblage next to the newly rebranded Washington Manassas Airport in Manassas, Virginia. The property includes 50,000 square feet of warehouse space and approximately 4 acres of outdoor storage, with uncommon IOS scale and rare heavy industrial zoning within the City of Manassas. Open Industrial sold the asset to Penzance, with JLL’s team brokering the transaction.

ACQUISITION: Alterra IOS announced the acquisition of 550 Discovery Place in Mableton, Georgia, marking its 36th acquisition in the Atlanta MSA. The fully leased property includes 4.0 usable acres and 11,760 square feet of building improvements, with close proximity to I-20 and I-285. Sean Christman led the transaction for Alterra IOS, with Tommy Barrow of King Industrial Realty assisting on the deal.

LEASED: Elmwood & Company announced the successful lease of a newly developed Industrial Outdoor Storage site at 489 Deanna Lane in Charleston, South Carolina. The property is positioned as a truck terminal and container yard, with approximately 2 acres available for truck, container, trailer, and equipment storage. Ross Scherma and Zachary Zakas of Elmwood & Company brokered the transaction.

LEASED: Lober Real Estate announced the lease of a 4.5-acre secured Industrial Outdoor Storage site at 12175 122nd Avenue in Clearwater, Florida, within the Tampa Bay MSA. The team placed a credit tenant on behalf of ownership in less than 90 days, highlighting continued demand for functional outdoor storage sites that can support fleet, equipment, and operational users. Robbie Lober and Devin Beeler sourced the tenant directly, completing another successful transaction for Catalyst Investment Partners.
