NEW PARTNERSHIP: Sagard Real Estate and La Caisse have launched a new partnership to invest in Industrial Outdoor Storage (IOS) assets across major U.S. infill logistics markets, with an initial target gross asset value of approximately $360 million and the ability to scale further through additional commitments. The strategy will focus on port-driven markets such as Southern California, New York/New Jersey, the Bay Area, Houston, and the Baltimore–Washington region, where strong tenant demand is supported by trade infrastructure, population density, and supply-chain activity.
The partnership has already completed its first acquisition in the Meadowlands submarket serving the New York City region, signaling the start of a broader platform aimed at acquiring well-located IOS properties near major ports and logistics hubs.

ACQUISITION: Green Courte Partners acquired Park n’ Jet (PNJ), a near-airport parking operator serving Salt Lake City International Airport, and will integrate it with its existing Parking Spot Salt Lake City asset. The consolidation creates a unified parking facility spanning more than 40 acres and approximately 4,400 parking spaces, managed by The Parking Spot. The transaction expands Green Courte’s near-airport parking platform while improving operational efficiency and customer access as demand around the airport continues to grow.
JOINT VENTURE: TPG Angelo Gordon and DCM have launched a €200 million joint venture focused on acquiring and developing industrial outdoor storage (IOS) assets across the Netherlands, with their first acquisition completed near Eindhoven. The partnership signals growing institutional interest in European IOS as investors seek logistics-adjacent sites serving dense population centers and trade corridors.
ACQUISITION: A 6.17-acre industrial outdoor storage (IOS) site with seven buildings has sold for $2.3 million. The transaction closed in February 2026, and was brokered by Tom McGee of Lee & Associates Baton Rouge.

ACQUISITION: Jadian IOS acquired a 13.3-acre industrial service facility at 2001 Red Bud Lane in Round Rock, Texas, located roughly 15 miles north of Austin with access to I-35 and SH-130. The property includes nine buildings totaling approximately 49,800 square feet, along with covered storage areas and a fully fenced and graveled yard designed to support industrial outdoor storage and service operations.
REFI: Alterra IOS secured $103 million in acquisition financing from PGIM for a 23-asset industrial outdoor storage portfolio spanning 18 markets across the United States. The financing was arranged with assistance from Cooper-Horowitz, marking Alterra’s first financing transaction with PGIM for the portfolio.

ACQUISITION: A 2.9-acre industrial outdoor storage property at 6201 16th Avenue SW in Cedar Rapids, Iowa has sold, with the site leased to United Rentals. The transaction was brokered by Jenn Sexton and Erica Seelman, SIOR, of GLD Commercial.

ACQUISITION: A nearly 55-acre industrial site at 4518 Davidson Highway in Concord, North Carolina has sold, with Orlando-based McCraney Property Company and Shoreline Capital planning to develop the Concord Gateway industrial park. The $45 million project will include eight buildings developed in two phases at the intersection of Highway 73 and I-85.
