ACQUISITION: Westlake Realty Group acquired a ±7.31-acre industrial outdoor storage property at 3375 Peach Avenue in Clovis, CA, fully leased to AT&T. The site includes a 15,000 SF office building, a 13,200 SF warehouse with truck maintenance shop, and a fully secured yard supporting AT&T’s fiber, wireless, and network infrastructure operations. The lease runs through November 2027 with extension options, providing stable cash flow while the surrounding Fresno County office campus offers long-term redevelopment potential.

FINANCING: Melvin Mark Capital Group has arranged financing for Otay Crossings, an industrial outdoor storage property in San Diego, California. The loan was placed with a correspondent life insurance company and features a 30-year amortization structure. The transaction was handled by David Schaffer, Mark Paskill, and Rick Hiller of Melvin Mark Capital Group.

ACQUISITION: A 10-acre industrial outdoor storage property at 10775 US Highway 183 in Austin, TX has sold. The site includes 7.5 acres of paved yard, an 8,370-square-foot facility, and 52,000 square feet of covered storage, offering strong access to Austin’s expanding industrial and logistics network. Adam Green and Luke Boykin of Lee & Associates represented the seller, Tiger Capital, in the transaction.

ACQUISITION: Circle Industrial acquired Warehouse Row, an infill nine-building industrial park totaling approximately 136,746 square feet in Austin, TX. The property is located south of Congress Avenue and offers immediate access to I-35 and Austin-Bergstrom International Airport, positioning it within a highly desirable last-mile distribution corridor. Witt Westbrook and Trent Agnew of JLL represented the seller in the transaction.

ACQUISITION: A ±15,000 SF industrial outdoor storage property on ±7.02 acres at 1061 Boulder Rd in Greensboro, NC closed in a sale-leaseback transaction. The deal was sourced and facilitated by Simpson Commercial Real Estate. William Hatcher and Wells Herndon led the transaction, with support from William Wood.

ACQUISITION: CanTex Capital acquired a 3.43-acre industrial outdoor storage property at 1905 Akron St in Dallas, TX. The site includes a 15,500 SF warehouse and benefits from strong connectivity to I-30, I-35E, and the region’s major transportation corridors. The transaction was supported by Chris Wong, CPA with Partners.

LEASED: A 3.45-acre industrial outdoor storage site at 17280 Jean Street in Fort Myers, FL has been leased to BDD Trucking. The transaction reflects continued demand from local trucking and fleet operators seeking functional outdoor storage yards in Southwest Florida. The landlord was represented by Mark Williams of Preferred Real Estate Brokers, who collaborated with Stephanie Lazovska of Leader Properties.
