PLATFORM LAUNCH: Kadima Industrial Partners (formerly DH Property Holdings) has launched a dedicated Industrial Outdoor Storage (IOS) platform and appointed Eitan Gerszberg as Director of IOS Acquisitions. The firm has already assembled over 100 acres of IOS assets valued at more than $200 million, including a notable 50-acre site in New York City. This new platform positions Kadima to scale its IOS investments across dense, supply-constrained markets along the East Coast and in the Sunbelt.

ACQUISITION: APEX acquired a ±5.2-acre industrial outdoor storage property at 19915 Aldine Westfield Road in Houston, TX, featuring a ±22,612 SF warehouse. The site offers strong functionality and proximity to both IAH Airport and I-45, supporting a range of industrial and logistics users. This acquisition reflects APEX’s continued focus on targeting IOS opportunities in high-growth, supply-constrained markets nationwide.

FINANCING: Arrow Real Estate Advisors arranged $11.8 million in financing for a five-property industrial outdoor storage portfolio spanning Pennsylvania, Illinois, and Florida on behalf of IG Logistics. The financing, provided by Wintrust and led by Justin Boruchov and Morris Dabbah, supported acquisition loans and refinances across a 20.6-acre portfolio with over 100,000 SF of improvements. The structure delivered flexible, non-recourse capital tailored to each asset, highlighting continued lender appetite for IOS across diverse markets.

ACQUISITION: Open Industrial acquired a ±6.67-acre industrial outdoor storage site at 13400 Ramblewood Drive in Chester, VA, featuring approximately 8,540 SF of office/warehouse space. The property offers immediate functionality with a stabilized laydown yard and benefits from LI-2 zoning, allowing outdoor storage by-right. Strategically located near I-95 in the heart of Chesterfield County’s industrial corridor, the site is well-positioned to serve a range of industrial users.

ACQUISITION: Ironhorn Enterprises acquired a 12,488 SF industrial property at 510 Botsford Place in Buffalo, NY, situated on 3 acres and well-suited for service, storage, distribution, or contractor users. The asset provides a strategic foothold in Buffalo’s established industrial corridor and supports the firm’s continued expansion in Western New York. The transaction highlights Ironhorn’s focus on growing its portfolio through functional, well-located industrial and IOS-oriented assets.

ACQUISITION: A 6,974± SF industrial property on 5.35± acres sold in South Fort Myers, FL, featuring 1,800± SF of covered canopy, 3,000± SF mezzanine, and seven grade-level doors. The site includes fenced outdoor storage, offering strong functionality for service, contractor, and industrial users. The transaction was handled by Jeff Buckler, SIOR, and Zachary Buckler of Lee & Associates.
