ACQUISITION: CanTex Capital acquired a ±23.26-acre industrial outdoor storage site at 11647 Armtec Drive & 10507 Sam Reynolds Road in Justin, TX, within the Alliance submarket of North Fort Worth. The property offers ~70,816 SF of existing buildings and is positioned near major logistics corridors with access to I-35W and DFW Airport.

ACQUISITION: Realterm acquired a ±19.8-acre industrial outdoor storage facility at 3615 S. 28th Street in Phoenix, AZ, aligned with its logistics-focused investment strategy. The property features a purpose-built maintenance facility totaling ~20,650 SF and offers direct access to major freeway corridors near Phoenix Sky Harbor International Airport. The acquisition highlights continued demand for well-located, functional IOS assets in supply-constrained transportation hubs.

ACQUISITION: Alluvion Partners acquired a ±4.52-acre industrial outdoor storage property in the Chattanooga MSA, featuring a 27,257 SF warehouse with functional outdoor storage. The site offers strong connectivity to Hwy 27 and the I-24/I-75 corridors, along with key features including three dock-high doors, stabilized yard, and heavy power. Renovations are underway, and the property is available for immediate occupancy, positioning it well for logistics and industrial users.

ACQUISITION: A highly functional industrial property with outdoor storage has traded at 515 W Lunt Avenue in Schaumburg, IL, within the Centex Schaumburg Industrial Park. The transaction underscores continued strong demand for IOS and low-coverage assets across the Chicago industrial market.

ACQUISITION: An infill industrial outdoor storage property at 1210 E Avenue J in Grand Prairie, TX has been acquired by B&D Holdings, with Davidson Bogel Real Estate brokering the transaction. The site is located in a core industrial corridor with strong access to Highway 360 and I-30, an area seeing sustained demand from contractors, logistics groups, and service users.
