ACQUISITION: 3504 Virginia Rd in Crystal Lake, IL has traded off market, totaling 26,000 SF across five buildings on ±10 acres. The property, located within both Crystal Lake and Lake in the Hills, secured a special use permit and was brokered solely by ICG. For more information reach out to Mike Hawryluk at ICG.

ACQUISITION: Transwest has purchased the industrial property at 2836 1st Avenue in Greeley, CO for $7.85 million. The 26,154 SF facility sits on a 7-acre site with a ±4.3-acre yard, high-clearance ceilings, overhead cranes, and a fully fenced and secured yard. James McGill and Chris Schultz of JLL represented the seller.

ACQUISITION: 301 Enterprise Rd in Ocoee, FL traded for $7,960,000, totaling 50,000 SF on 4.8 acres. The acquisition expands Jadian IOS’s footprint in Central Florida, reinforcing continued demand for well-located industrial outdoor storage assets in competitive infill markets. Christopher J. Griffith, SIOR and Ryan Griffith of Lee & Associates represented the buyer.

ACQUISITION: Jadian IOS has acquired a 6.5-acre industrial service facility in Sarasota, FL at 6445 & 6407 33rd St E. The property includes approximately 4,000 SF of shop and office space with two oversized drive-in doors, plus a fully secured yard with concrete apron, offering immediate functionality for service and outdoor storage users.

LEASED: AT Industrial Co. secured a 17,100 SF lease at 900 E Karcher Rd. in Nampa, Idaho, including one acre of yard space within a 25-acre master-planned industrial project. The site delivers 10.07 acres of paved, fenced, and lit industrial outdoor storage (IOS), complemented by 84 dock doors, 25 grade-level doors, and clear heights ranging from 16’ to 32’. Located in the heart of the Treasure Valley’s Nampa submarket, the project offers flexible space options from 17,100 to 102,512 SF with ample parking and efficient circulation for modern industrial users.
