Strategically positioned along the I-880 corridor near the Port of Oakland and Oakland International Airport, the property benefits from strong tenant demand, low vacancy, and long-term mark-to-market upside in the East Bay industrial market.

ACQUISITION: Hyde Park has closed the sale of 8003 Miller Rd 2 in Houston, TX, a 12-acre industrial outdoor storage (IOS) asset improved with approximately 16,100 SF of industrial space in Northeast Houston. The firm acquired the property in May 2025 and completed a successful business plan execution and disposition over an approximately 12-month hold period.

CLOSING: Marble Capital announced the closing of a $5.5 million preferred equity investment in an industrial outdoor storage (IOS) property in Houston, TX. The 31-acre site features industrial waterfront access, approximately 2,000 feet of bulkhead frontage, and a 69,732 SF crane-served building positioned within a key Port of Houston corridor. Marble plans to enhance the property’s dedicated outdoor storage capabilities, further expanding its diversified investment footprint across specialized industrial assets.
