The property includes a 27,250 SF industrial building with nine 10’ drive-in doors, two dock-high loading positions, and a fully fenced and paved yard.

ACQUISITION: Bull Realty arranged the sale of a 24,129 SF industrial warehouse facility on approximately 4 acres in Buford, GA. The property includes 4,250 SF of office space, 18 dock-high doors, two grade-level doors, clear heights ranging from 20–24 feet, and two regulation-sized truck courts designed for efficient cross-docking operations. Strategically located within metro Atlanta’s industrial market, the facility offers strong functionality for logistics and distribution users.

ACQUISITION: Matthews arranged the sale of a ±12,604 SF industrial property on ±2.12 acres in Portage, MI occupied by White Cap. The asset traded at 97% of list price in an off-market transaction, underscoring continued demand for functional industrial and industrial outdoor storage (IOS)-style assets in secondary Midwest markets. The property offers a combination of warehouse and outdoor storage functionality with strong access to regional transportation corridors.

ACQUISITION: A flex and industrial outdoor storage (IOS) facility at 7405 Industrial Parkway Drive in Lorain, OH has sold, featuring a 9,300 SF clear-span warehouse on 2.45 acres. The property includes five overhead doors and a large paved and fenced outdoor storage yard positioned behind the building, supporting a range of industrial and contractor uses.

Prescott IOS represented Mazzotta Rentals in the transaction, while The Stubblebine Company represented the landlord, Edgewood Development.

LEASED: DAUM Commercial represented a national construction and civil engineering company in the lease of a 5.18-acre industrial outdoor storage (IOS) property in Rialto, CA. Owned by Stockbridge Capital Group, the site features approximately 225,640 SF of IOS space, three buildings, a truck scale, truck wash station, and recent capital improvements.
