ACQUISITION: CanTex Capital acquired 4637 W University Dr in Denton, TX, a 3.5-acre industrial outdoor storage (IOS) property featuring approximately 6,460 SF of industrial space with frontage along Highway 380. The fully secured site is strategically positioned within one of North Texas’ fastest-growing submarkets and offers direct access to major transportation corridors, supporting continued demand for functional IOS product in the region. The property is leased to Herc Rentals, a leading equipment rental provider serving construction, industrial, and infrastructure customers across North America.
FINANCING: JLL Capital Markets arranged $26 million in bridge financing for North Palisade Partners’ 7.75-acre industrial outdoor storage (IOS) facility at 1477 N. Jefferson Street in Anaheim, CA. The fully leased property, known as the Palisade Anaheim Logistics Center, includes approximately 337,500 SF and is occupied by FedEx Ground Package System, Inc. for secured truck and trailer parking supporting nearby distribution operations. The non-recourse, three-year floating-rate loan was arranged by JLL’s Peter Thompson, Kyle White, and Nick Englhard on behalf of the Newport Beach-based ownership group.

ACQUISITION: Realterm acquired an industrial outdoor storage (IOS) and fleet maintenance facility in the Dallas–Fort Worth metroplex. The approximately 24-acre property features multiple drive-through maintenance bays, significant paved yard area, and flexible configurations capable of accommodating either a single tenant or multiple users. Strategically located along the I-45 corridor in South Dallas, the asset benefits from strong transportation connectivity and continued demand from logistics and fleet-related occupiers.

ACQUISITION: Steel Peak Properties completed its first industrial outdoor storage (IOS) acquisition in the Las Vegas, NV market, expanding the firm’s presence into one of the Southwest’s fastest-growing logistics hubs. The property at 1280 Grier Drive includes approximately 14,700 SF of industrial and office space on 2.08 acres with a secured fenced yard, grade-level loading, and heavy power capabilities. Strategically positioned in North Las Vegas, the asset offers functional outdoor storage and warehouse infrastructure in a market experiencing continued demand from industrial and logistics users.

ACQUISITION: B&D Holdings acquired 4258 Bristol Road in Oakford, PA, a 1.36-acre industrial outdoor storage (IOS) property featuring approximately 15,000 SF of warehouse and showroom space. The asset offers excess IOS land and strong connectivity to I-276, positioning it well for industrial and contractor-oriented users in the Philadelphia region. B&D plans to invest approximately $1.05 million in capital improvements aimed at enhancing functionality and unlocking additional value at the property.

ACQUISITION: Alterra IOS acquired 4600 W Glendale Avenue in Glendale, AZ, an industrial outdoor storage (IOS) property totaling approximately 8.6 usable acres with 26,094 SF of building improvements. Strategically located near I-17 and Loop 101, the fully leased asset further expands Alterra’s footprint within the Phoenix market and marks the firm’s seventh acquisition in the MSA.
