ACQUISITION: 1118 W Craighead Rd in Charlotte, NC has traded, marking the sale of an ±11.8-acre industrial outdoor storage (IOS) facility fully leased to a prominent heavy equipment rental and sales company. The property includes ±273,335 SF with multiple drive-in doors, 25’ clear heights, overhead cranes, and a paint booth. Gray Gaines, Henry Lobb, and Abby Rights of the Avison Young team facilitated the deal.
ACQUISITION: Alterra IOS has acquired a five-property industrial outdoor storage (IOS) portfolio across Denver and Colorado Springs, totaling approximately 36 usable acres and 128,000 SF of warehouse space. The portfolio includes three assets in Denver and two in Colorado Springs, further expanding Alterra’s footprint in high-demand, supply-constrained IOS markets.

ACQUISITION: 1840 W Sherman St in Phoenix, AZ has traded, with the seller represented in the disposition of a ±12,920 SF industrial property on ±1.08 acres. The asset features functional outdoor storage and a well-located infill position.

ACQUISITION: Jadian IOS has acquired a 4.8-acre industrial service facility in Ocoee, FL. The property includes ±51,500 SF across five buildings with oversized drive-in doors and dock-high loading, along with a partially paved, fully fenced yard, offering strong functionality in a key Orlando-area logistics corridor.

The site supports expanding operations in a key Central Florida logistics corridor, highlighting continued demand for well-located, flexible yard space.

LEASED: Randy Dowis and Megan Mechikoff represented Installed Building Products (IBP) in a long-term lease at 7755 Gary Watson Pt. in Colorado Springs, CO. The deal includes ±7,000 SF of industrial space on ±0.57 acres with additional outdoor storage, supporting IBP’s continued expansion in the market.
