Acquisitions / Dispositions / Refinancing

ACQUISITION: Morgan Stanley Real Estate Investing (MSREI), part of Morgan Stanley Investment Management, acquired a 26-acre industrial outdoor storage facility in Fontana, CA for about $92 million. The site, leased long-term under an absolute triple net structure to Oldcastle Infrastructure (a CRH plc subsidiary), has been operated by the tenant for over 30 years.

MSREI executives described the acquisition as part of their strategy to secure institutional-quality, net-leased assets in core logistics markets

ACQUISITION: A 4-acre industrial outdoor storage and warehouse property at 5256 CR 542F in Bushnell, FL sold for $2,000,000. The site includes two dock-high warehouse buildings, flexible workspaces, and proximity to I-75, offering strong connectivity across Central Florida. Engel & Völkers represented the sellers.

ACQUISITION: Cushman & Wakefield arranged a $5 million refinance for a fully leased 2.1-acre industrial outdoor storage property in Amityville, NY. The transaction was led by Brian Anderson and Eddie Miro, highlighting continued lender appetite for stabilized IOS assets in the New York metro area.

ACQUISITION: Virtue Real Estate Partners closed the sale of a two-property IOS portfolio in Houston and Tulsa totaling 52,393 square feet on 14.71 acres. The fully leased assets were sold in an off-market transaction, with Virtue representing Alterra IOS.

ACQUISITION: Bodycote Thermal Processing sold its 0.46-acre industrial property at 400 W. Fork Dr. in Arlington, TX, which includes a 5,760-square-foot building. Martin Grossman at DB2RE, alongside Newmark’s Garrett Gibbons, represented the seller in the transaction.

ACQUISITION: Industrial Storage Brokers closed the sale of Oasis RV and Boat Storage at 2005 Wells Rd. in Orange Park, FL for $2,525,000 at a 6.63% cap rate. The deal utilized seller financing to maximize the seller’s price and featured a 21-day due diligence period. Jim Blanda, Troy Veleber, and Geoffrey Grossman assisted in the transaction.

ACQUISITION: An IOS property in Winter Springs, FL sold through a 1031 exchange, with proceeds from a prior retail plaza sale used to acquire the asset. The property was purchased as an absolute net-leased investment. The transaction was led by W. Malcolm Clayton and Cameron Montgomery, with support from Terence Haynes II and Kingman Keating.

LEASED: Sto Corp. signed a long-term lease, with an option to purchase, for its new North American headquarters at 3735 Atlanta Industrial Parkway in Atlanta, GA. The 92,000-square-foot facility spans 7 acres and includes 2 acres of asphalted and fenced industrial outdoor storage. Zoned I-2 Heavy Industrial, the property was formerly used as a distribution center and soundstage. Hughes Commercial Real Estate’s Cade McDonald and Mason Marsteller represented Sto Corp. in the deal.

FOR LEASE: A 3.9-acre infill IOS property at 234 E. Mohave Street in Central Phoenix is available for lease. The site includes five buildings totaling 31,000 SF (with 10,000 SF of office) and an upgraded asphalt/gravel yard zoned A-1 light industrial. Conveniently located near I-17, I-10, and Sky Harbor Airport, it offers excellent functionality and access for IOS or light manufacturing users.
