CLOSED TRANSACTIONS
Acquisitions & Dispositions

ACQUISITION: Timberhill Group acquired 29315 Highway Blvd in Katy, Texas. This 50,532 SF industrial/IOS property sits on 44.6 acres and offers premium infrastructure for outdoor storage and trucking operations. The site is secure, ready-to-go.

ACQUISITION: AMARCO recently announced the acquisition of an 11,750 square foot industrial property located at 1117 E County Road 119, Midland, TX 79706. Positioned on a 4.29-acre lot, the property features a steel-frame building constructed in 2018, complemented by a large wash bay.

ACQUISITION: Steel Peak has acquired an industrial outdoor storage (IOS) property located at 515 South 96th Street in Seattle, Washington, for $5.75 million. This is Steel Peak’s 10th IOS property acquisition on the West Coast since the company was founded in January 2024.

ACQUISITION: Alex Whittemore and Jon-Michael Brock facilitated the sale of 7131 Bryhawke Circle in North Charleston, SC last week. The property includes a 15,041 SF building on 2.30 usable acres. The APEX Investment Property Group team also represented the buyer when they purchased it early 2024. Originally the site was for lease, but an off-market owner-user opportunity made more sense.

ACQUISITION: Elliott Dow and CBRE National Partners South Central Region recently announced the closing of Wintergreen I-45, one of the first speculatively constructed IOS projects in Texas. The asset features a 20,000 SF tilt wall warehouse on 7.93 acres and was 100% pre-leased to a leader in the truck sales and service industry.

ACQUISITION: Greenspring Realty Partners (GRP) has acquired 7810 Professional Place in Tampa, FL, a 14,434 SF heavy industrial facility on 2.32 acres, featuring four drive-in doors and highly functional space for service-based industrial users. The property was fully leased prior to closing, reinforcing their proactive approach to sourcing and securing high-quality tenants ahead of acquisition. ACQUISITION: Brennan Investment Group recently announced the acquisition of two IOS properties located at 505 W. Yager Lane in Austin and 55 Southbelt Industrial Drive in Houston. These acquisitions highlight Brennan’s strategic focus on high-demand, functional IOS assets across the Texas Triangle, where limited supply and strong tenant demand continue to drive growth. Managing Principal, Troy MacMane shared, “These acquisitions are a testament to our belief in the long-term fundamentals of the IOS sector in Texas.” The Brennan team also included Harrison Wright and William Saied

RECENT TRANSACTIONS

FOR LEASE: Transport Properties reached 100% leased on their property in Columbus, OH! The deal featured 43 gross acres and 35 usable acres. There was zoning in place and included a fully improved industrial site with no structure. They originally pursued full-site users but eventually switched to a multi-tenant strategy.
