ACQUISITION: Zenith Industrial Outdoor Storage (Zenith) acquired two Chicago assets—9809 Industrial Drive and 1400 Powis Road—in August and September 2025, advancing its Midwest strategy; located near intermodal terminals and major interstates, the deals were sourced by Ikey Betesh (Meridian Capital Group) and Frank Melchert and Stevan Arandjelovic (Cawley), with future opportunities to be directed to Peter Cannon at [email protected].

ACQUISITION: Alterra IOS acquired 3755 Maine Avenue in Lakeland, FL (Tampa MSA)—a 4.5-acre industrial outdoor storage site with a 5,400 SF maintenance building, proximate to Polk Parkway and US-98, and available for immediate occupancy.

ACQUISITION: Four Corners Property Company announced the sale of 4700 Singleton Blvd in Dallas, TX, a property leased to Nucor Steel, marking another successful IOS investment; the deal was sourced by Tommy Crowell and executed with the assistance of David Guinn, SIOR, and Philip Cherrick.

ACQUISITION: Stream Realty Partners announced the sale of 8 acres at 7560 Breen Drive in Houston, TX, with Jack Rathe and Tyler Maner coordinating the transaction.

ACQUISITION: A private buyer acquired 400-450 Swenson Drive in Kenilworth, NJ for $3.3 million, a 1.28-acre industrial outdoor storage property featuring three newly renovated buildings totaling 17,040 square feet; NAI James E. Hanson’s Russell Verducci, Eric Demmers, and Colin Goldstein represented the seller, Fairfield Products Corp., in the transaction.

ACQUISITION: Matthews Real Estate Investment Services announced the sale of an industrial outdoor storage property in Fort Myers, FL, completing a short-term sale-leaseback after sourcing multiple competitive offers and securing a first-time buyer for the low-coverage site.

ACQUISITION: CBRE’s Willmore Industrial Team represented both buyer and seller in the sale of a fully leased 3.24-acre industrial outdoor storage property in southwest Las Vegas, NV, which traded for $7.1 million—underscoring strong IOS demand and the value of well-located industrial assets.
