ACQUISITION: Town Lane acquired a 23-property industrial outdoor storage portfolio and made a strategic investment in Axis Partners. The portfolio spans Sunbelt logistics markets including Atlanta, Houston, Dallas, and Nashville. The deal includes a 20-acre Houston sale-leaseback asset featuring a 157,000-square-foot manufacturing building and more than 10 acres of concrete laydown yard.
ACQUISITION: A 27, 200 SF crane served IOS site on 4.84 acres at 150 Carrie Street in Houston, TX was acquired in a recently closed transaction. David Buescher and David Holland announced the sale and noted that the property will be brought back to the market for lease.
ACQUISITION: Alterra IOS acquired an industrial outdoor storage property at 2901 Manufacturers Road in Greensboro, NC. The transaction marks the firm's seventh acquisition in the Piedmont Triad region.
ACQUISITION: A private buyer acquired a ±10-acre Class A industrial outdoor storage facility at 7600 Rendon Bloodworth Road in Mansfield, TX. The property features three buildings totaling ±29,526 square feet and was 100% occupied at the time of sale. Andrew Wiesemann and Reid Roden of Matthews represented the buyer in the transaction.
ACQUISITION: Steel Peak Properties acquired an industrial outdoor storage property in the Denver, CO area. The purchase marks the firm's third IOS acquisition in the Denver area over the past 12 months. Steel Peak Properties has acquired 16 properties across the Western U.S. since 2024.
DISPOSITION: A 35,482 SF industrial property with outdoor storage at 28041 N Bradley Road in Lake Forest, IL, sold for $3,675,000. Located in Chicago's North Shore market, the property provides owner-user space, income potential, outdoor storage, and access to I-294. John Joyce and Margaret Ames of SVN | Chicago Industrial represented the seller in the transaction.
DISPOSITION: An 18,000-square-foot industrial facility on 5 acres at 720 M&O Drive in Pearl, MS, was sold. The property features a clear-span warehouse with 2,400 square feet of office space, ceiling heights up to 30 feet, a 20-ton bridge crane, three 14' x 14' grade-level roll-up doors, and a 20' hangar-style door. The fully perimeter-secured yard offers outdoor storage and staging with room for future expansion. Sterling McCool of Overby Commercial represented the seller in the transaction.
FINANCING: Armada Capital Partners structured a first-lien mortgage on a 3.96-acre industrial outdoor storage site in Krum, TX. The acquisition financing was executed in 45 days. Additional terms of the loan were not disclosed. Jesus Antonio Araiza of Armada Capital Partners arranged the financing.

LEASED: A ±33.57-acre industrial outdoor storage property in Mechanicsburg, PA, was leased in a transaction valued at $9.3 million. The site features a 12,420-square-foot building and is fully fenced, lit, and paved. Newmark's Industrial Advisory Group secured the location following a site selection process, diligence, and township approvals. Dylan Tusinac, Adam Petrillo, Al Petrillo, Craig Engelhardt, Tom Carragher, Steve Korfiatis, and Chris Koeck of Newmark represented the tenant in the transaction.
LEASED: A 9,151-square-foot industrial facility on 1.3 acres at 5341 Cook St. in Denver, CO, was leased on a three-year term. The Cook & Adams IOS Portfolio was leased off-market 45 days after being acquired by the landlord. The site includes a 9,085-square-foot building and a 264-square-foot utility shed situated across contiguous parcels. Matthew Marcus of Colliers represented the landlord in the transaction.
