FINANCING: Triten Real Estate Partners closed a strategic joint venture with Principal Asset Management, on behalf of a large U.S. public pension fund, to recapitalize a 17-property industrial outdoor storage portfolio. The portfolio comprises approximately 120 acres and 340,000 square feet of improvements across Atlanta, Houston, Dallas-Fort Worth, Kansas City, and Miami. The properties are leased to logistics, transportation, equipment rental, and distribution tenants.

ACQUISITION: Thematic Capital Group acquired an 11,550-square-foot industrial facility on 1.39 acres at 7724 Matrix Way in West Melbourne, FL, through a sale-leaseback with Housman Aluminum & Screens, Inc. Built in 2020, the property features an approximately 80/20 warehouse-to-office ratio, five roll-up doors, 18-foot clear heights, and a fully fenced site with an automatic gate. Located approximately two miles from Melbourne Orlando International Airport, the site offers access to I-95, US-192, and Wickham Road. Jim Schaub and Jerry Butz of TREP Advisors sourced the transaction.

ACQUISITION: Base Industrial acquired a fully leased industrial outdoor storage property at 1770 E 69th Ave in Denver, CO. The infill asset has seven years of lease term remaining. Stratton Greig of SIG brought the opportunity to the buyer.

DISPOSITION: Monomoy CRE acquired an 11,300-square-foot industrial facility leased to SiteOne Landscape Supply at 3003 W Route 120 in McHenry, IL, for $1,277,000. The 1.945-acre property includes approximately 37,000 square feet of fenced outside storage. The site is leased to SiteOne Landscape Supply on a build-to-suit net lease with 2% annual increases and three 5-year options. Dave Faris of SRS Capital Markets represented the seller in the transaction.

ACQUISITION: AMAR Companies, Inc. acquired a 2.42-acre industrial outdoor storage property at 3721 E State Hwy 158 in Midland, TX. The property includes 5,896 square feet of building space constructed between 1983 and 2013. AMARCO acquired the asset alongside a newly executed triple-net (NNN) lease, providing stabilized tenancy. Located along East State Highway 158 in the Permian Basin, the site offers access suited for logistics, distribution, light manufacturing, oilfield services, and outdoor storage.

ACQUISITION: Alterra Property Group acquired a ±17.38-acre rail-served industrial outdoor storage property at 1980 Huntington Court in Fairfield, CA. The property includes 6 industrial buildings totaling ±108,178 SF. Chris Burns and Matt Bracco of JLL represented the buyer in the transaction.

ACQUISITION: A single-tenant industrial outdoor storage facility leased to Penske Truck Leasing in the Midwest was acquired. The property features a single-tenant transportation facility leased to Penske Truck Leasing. Price and cap rate details were not disclosed. Sal Yaldo, Divon Shammami, and Ayson Shammami of APEX Commercial Real Estate Advisors, in conjunction with Brian Brockman of Bang Realty, worked with both parties to bring the development together.

ACQUISITION: Jadian IOS acquired a 17,500-square-foot industrial outdoor storage property at 3227 Wilkinson Boulevard in Charlotte, NC. The site encompasses four acres and features a fully fenced yard along with an automated body shop facility. Formerly home to Mecklenburg Fleet, the property will maintain its industrial outdoor storage use, with plans to lease the facility to a national credit tenant. Bryan Butler of MECA Commercial Real Estate represented the seller in the transaction.

DISPOSITION: B. Frank Joy, LLC sold DC Gateway, a 4.82-acre industrial outdoor storage facility in Hyattsville, MD.The property includes ±13,524 square feet of improvements, a vehicle service building, truck wash, site lighting, and fenced and gated storage. The marketing process generated 11 offers, driving the final purchase price nearly 20% above the initial offer. The buyer was not disclosed. Chris Kubler and Aaron Carroll of KLNB Capital Markets represented the seller in the transaction, while Eduardo Trujillo represented the buyer.

ACQUISITION: APEX IOS acquired a 4.02-acre industrial outdoor storage property at 6440 SW 44th St in Oklahoma City, OK. The site includes a 22,950-square-foot crane-served warehouse featuring 3,500 amps of power, 36-foot clear height, multiple overhead cranes, and oversized grade-level doors. The property offers proximity to I-344 and I-44 and is occupied by a multinational company. Joe Summers facilitated the transaction.

ACQUISITION: Alterra IOS acquired an industrial outdoor storage property at 2330 Lifehaus Industrial Drive in New Braunfels, TX. The fully leased property includes 2.5 usable acres and 32,356 square feet of building improvements with close proximity to I-35. The transaction marks Alterra IOS's 20th acquisition in the San Antonio MSA. Carson Byrd of Llano Realty Partners assisted in the transaction.

LEASED: A 1.98-acre industrial outdoor storage property at 7817 Haskell Ave in Van Nuys, CA, was leased to an unnamed tenant. Owned by Rexford Industrial, the site features approximately 5,066 square feet of office space, 2,700 square feet of warehouse/overhang space, a paved and fenced yard, outdoor storage, and excess parking. Commercial Leo Real Estate Services, CBRE, and Michael Bogle were involved in facilitating the transaction. LEASED: An 180,045-square-foot fabrication facility with outdoor storage capabilities at 6740 Highway 30 in Anderson, TX, was leased to a new tenant. The site sits on 76.67± acres and features extensive fabrication, assembly, processing, testing, and outdoor storage capabilities. It is located directly across Highway 30 from SpaceX's proposed 100M SF TERAFAB facility. Jody Slaughter of Oldham Goodwin represented the landlord in the transaction.
