Uber Freight Launches Dedicated EV Fleet Accelerator w/ Tesla
Uber Freight has introduced a new program in partnership with Tesla aimed at helping carriers adopt Class 8 electric vehicles (Tesla Semis) by subsidizing purchases and offering predictable freight contracts.

Why it matters for IOS: EV adoption shifts the requirements for truck / trailer staging yards. More demand for charging infrastructure, possibly different layout / power requirements, and yards located near charging hubs and major routes may premium out. Also, fleets having predictable utilization makes parking & staging needs more stable.

Fed Lowers Key Rate (~25 bps) — What It Could Mean for Industrial / CRE
The Fed recently trimmed its benchmark interest rate by ~25 basis points, citing cooling labor market and some inflation moderation.

Why it matters for IOS: Lower interest rates may ease borrowing costs, reduce pressure on cap rates, and make debt financing somewhat more accessible. That can revive deal activity in outdoor storage, especially for buyers/investors who have been on the fence.

Home Depot & SRS Complete $5.5B Acquisition of GMS
Home Depot’s specialty trade arm, SRS Distribution, has officially closed its acquisition of GMS Inc. for ~$5.5 billion including debt. GMS is a major distributor of specialty building products—drywall, steel framing, ceilings, etc.—serving both commercial & residential sectors.

Why it matters for IOS: this beefs up the “Pro” customer logistics footprint. More fulfillment & delivery demand, more inventory being staged, possibly more yard / staging facilities required to support faster turnaround, cross-dock, and jobsite delivery operations.


ABC Supply’s Quiet Surge — Don’t Ignore Them
As noted in Webb Analytics, while the biggest names (Home Depot, QXO, etc.) tend to draw headlines, ABC Supply has quietly made major moves: ~80 acquisitions, ~62 greenfield stores from Jan 2023–mid-Sep 2025, with only 2 closures.

Why it matters for IOS: every new yard / branch of a building supply distributor = more demand for nearby outdoor storage, staging, trailer parking for materials, and regional logistics. Also, as these companies multiply, land scarcity, zoning, and infrastructure delays become bottlenecks.
