Alterra IOS has wrapped up a coast‑to‑coast acquisition spanning 43 acres across 12 Class A IOS sites—reinforcing its leadership in the outdoor storage niche. Rory Shelby and Scott Gould of Marcus & Millichap facilitated the transaction.

Prologis ramps up $900M in pre-leased development
Q2 2025 development volume nearly tripled YoY, with 65% of builds pre-leased. Prologis raised its full-year guidance to $2.75B.

Brookfield acquires $428M portfolio across 4 markets
The 53-property portfolio—96% leased—adds scale in Houston, Dallas, Nashville, and Atlanta. One of the year’s largest industrial trades.

Steves & Sons launches Level‑4 autonomous truck pilot in Texas
Partnering with Bot Auto and J.B. Hunt, Steves & Sons is moving freight between San Antonio, Dallas, and Houston using fully autonomous trucks—marking one of the first real-world deployments of L4 AVs in building supply logistics.

Q2 industrial deal volume hits $22.87B—flat vs. prior year
Policy uncertainty and elevated vacancy (7.1%) are dampening transactions, though asking rents remain stable near $10/SF. We haven’t observed the same in the IOS space, but worth noting.

Cushman & Wakefield: Supply chain shifts favor landlords
Their “Waypoint 2025” outlook forecasts landlord-favorable markets rising from 24% to 35% by 2028 as constrained supply meets re‑shoring demand.
