North Las Vegas is the most active IOS submarket, comprising ~40% of all Vegas IOS transactions in 2024-2025. Groups like Outour Storage Investments, Jadian IOS, Open Industrial, and Stonemont acquired properties in North Las Vegas in 2024 and 2025. Across over 150 tenants analyzed in the submarket, the mix is ~30% equipment rental & equipment sales, ~20% construction and building materials, with services, manufacturing, and distribution comprising the rest.

The Southwest Market comprised ~30% of all Vegas IOS sales in 2024-2025, with tenant segmentation skewing more towards services at ~30%.

The median sale site size in 2025 was 3.6 acres, with ~70% of all IOS sales tracked from 2023 to 2025 featuring buildings of 15k square feet or less.

Zach McClenahan of Colliers notes that Las Vegas’ industrial outdoor storage market continues to attract institutional capital and credit-grade operators despite broader uncertainty across the Class A industrial sector. Demand remains concentrated in North Las Vegas and the Southwest Valley, where proximity to major arterials and the region’s established logistics infrastructure supports consistent tenant activity.

McClenahan adds that core IOS fundamentals remain resilient, with well-improved assets achieving premium rents as users prioritize functional, ready-to-operate sites. In contrast, lower-quality product is beginning to experience rate compression as additional supply comes to market.

Among the Valley’s submarkets, the Southwest is currently posting the strongest rental performance, while North Las Vegas continues to lead in transaction velocity among heavy equipment users, fleet operators, and service-oriented tenants.

Zoning constraints, limited industrial land availability, and various municipal requirements continue to slow the delivery of new high-quality IOS product. At the same time, many older unimproved sites require meaningful capital investment to meet modern tenant expectations, further increasing demand for well-located, improved infill properties.
