FINANCING: Valencia Realty Capital arranged a $3 million non-recourse bridge loan to refinance a 7-acre industrial outdoor storage site in Greater Boston. The financing secured a 12-month non-recourse facility at SOFR + 575 to payoff existing debt and fund tenant improvements. The site includes approximately 5 usable acres of storage yard and approximately 9,000 square feet of improvements. Stephen Smeke of Valencia Realty Capital arranged the financing.

ACQUISITION: 1788 Holdings acquired a 103,000-square-foot light industrial building with industrial outdoor storage at 51 Ritchie Road in Capitol Heights, MD, for $15 million. Situated on nearly eight acres, the site includes two acres of IOS land and is fully leased to Bay Crane Mid-Atlantic. The single-story facility features 18- to 22-foot clear ceiling heights, 11 drive-in doors, three dock doors, and a paved surface lot accommodating outside storage and trailer parking. Matt Laraway and Luke Wilson of CBRE represented the seller in the transaction.

DISPOSITION: A 10,440-square-foot industrial property on 5.01 acres at 11895 W Interstate 10 in Marion, TX, was sold. Outpost Partners represented the seller in the transaction, while Llano Realty Partners represented the buyer. The property features a 10,440-square-foot building situated on 5.01 acres. Outpost Partners represented the seller in the transaction. Colin McLellan, Jake Esparza, and Cullen Mills of Llano Realty Partners represented the buyer.

ACQUISITION: Greenspring Realty Partners acquired an industrial property at 5509 E Henry Avenue in Tampa, FL. The 1.39-acre asset features an 11,934-square-foot building with high-quality yard space, M zoning, and Property Class I designation. The property is occupied by Traffic Management Solutions (TMS).

ACQUISITION: Titanium Core Capital acquired a 13,635-square-foot low-coverage industrial property on 2.2 acres in Forest Hill, TX. The property is located off the I-20 and I-820 interchange in the Fort Worth MSA. The site is leased to United Rentals.

ACQUISITION: A 56,490-square-foot industrial and commercial property on over 8 acres at 647 Nutt Road in Phoenixville, PA, was acquired in an off-market transaction. The two-building asset features retail/showroom frontage, office and parts storage, a 24,960-square-foot rear warehouse building, drive-in and tailgate loading doors, and generous outdoor storage space. Freedom CRE represented the buyer in the purchase. Freedom CRE represented the buyer in the transaction.

ACQUISITION: Green Dock Partners acquired a manufacturing site at 8309 Wilkinson Boulevard in Charlotte, NC, for $7.2 million from DyStar Group. The buyer plans to redevelop the roughly 250,000-square-foot site into a mix of warehouse, industrial outdoor storage, and commercial space.

DISPOSITION: An 18,574-square-foot industrial facility on 2.63 acres at 1100 31st Avenue in Council Bluffs, IA, sold for $2,000,000. The property is located just off I-80 and I-29 and features dock and drive-in doors, two cranes, and fenced outdoor storage. Benjamin Pearson and Daniel Dutton of Lee & Associates represented the seller in the transaction.

ACQUISITION: Timber Hill Group acquired a 16-acre industrial outdoor storage asset at 2109 Manchester Trafficway in Kansas City, MO. The property includes approximately 41,000 SF of existing industrial improvements—comprising a 13,000 SF warehouse and a 28,000 SF crane-served manufacturing facility—along with 13 acres of stabilized IOS yard space. The fully fenced, gated, and lit site offers access to I-435 and I-70, with plans for future development of a new 10,000 SF maintenance facility on 5 acres. Existing tenants remain in place.

FINANCING: Filler Capital arranged a $12,000,000 refinancing for a 41.9-acre truck parking and industrial outdoor storage complex in Fort Pierce, FL. The 5-year bank financing replaces a loan near maturity and provides additional proceeds to develop gated, fenced, and lit IOS spaces, alongside a construction earnout for further site improvements. The property is known as Fort Pierce Industrial Campus. Isaac Filler and Yossi Koschitzki of Filler Capital arranged the financing.

ACQUISITION: CanTex Capital acquired an 8,025-square-foot industrial outdoor storage property on 3.70 acres at 8321-8345 Rendon Bloodworth Road in Mansfield, TX. The off-market site features fully secured, 100% concrete-paved outdoor storage located one mile from Highway 287.

ACQUISITION: OmniTRAX acquired 25 acres in Casa Grande, AZ. The rail-served parcel was added to the firm's Phoenix industrial outdoor storage portfolio. The site combines OmniTRAX's acquisition of the Sonoran Valley Rail to host IOS and transload services for industrial customers.

LEASED: PK Companies Group LLC leased a 10,902-square-foot industrial facility on 4.25 acres at 1222 Cathead Road in Corpus Christi, TX. The newly constructed property in Wildcat Industrial Park features a 3.25-acre stabilized, fenced, and gated yard designed for outdoor storage and fleet operations, alongside a crane-ready building. Landlord improvements prior to occupancy included an expanded office buildout, additional yard fencing, and upgraded gated access points. The lease commenced on September 1, 2026. Scott Fauver of Cravey Real Estate Services represented the landlord, while Stephanie Hastings represented the tenant in the transaction.

LEASED: The Main Plant at 732 FM 92 in Silsbee, TX, was leased. The overall site encompasses ±375 acres, featuring ±343,454 SF across remaining buildings and ±10 acres of outside storage space with build-to-suit opportunities in the Greater Beaumont market. Additional space on site includes a 13,939-square-foot front office, a 36,155-square-foot maintenance building, and a 16,988-square-foot vehicle storage building. Jake Wilkinson of M&W Real Estate was involved in the transaction.

LEASED: Custom Ecology Inc. executed an 8-year, $2.54 million lease extension for an industrial outdoor storage facility at 17339 Brandy Branch Rd in Jacksonville, FL. The site serves as a central dispatch hub and fleet logistics terminal. As part of the transaction, landlord-funded improvements were structured to cover heavy-duty yard grading, millings for tractor-trailer staging, an office expansion, and security access control infrastructure. The property sits adjacent to the I-10 and US-301 interchange. Regis Berkeley A&R Properties, LLC, is the landlord. Mike Salik of Matthews Real Estate Investment Services represented the landlord in the transaction.

NEW PLATFORM: URBZ Capital and NW1 Partners launched Terryn, an institutional industrial outdoor storage platform targeting a €500 million portfolio in Germany. Backed by a €200 million equity commitment from CBRE Investment Management, the platform begins with an initial portfolio of five sites totaling approximately 220,000 square meters. Managing Director Peter Wenzel will lead the platform's German operations from its new Frankfurt office.
