Industrial Outdoor Storage Deals - October 8, 2026

ACQUISITION: A ±8,113-square-foot facility on ±2.79 acres of improved yard at 8079 W Olive Ave in Peoria, AZ, was acquired. The industrial outdoor storage site features a facility and an improved yard in the Phoenix market. Vince Utucu and Chad Neppl of Citywide Commercial represented the buyer in the transaction.

DISPOSITION: Newland Capital Group completed the disposition of a 23.8-acre redevelopment project at 4000 and 4100 Mission Road in Los Angeles, CA. The property includes a 278,563-square-foot industrial distribution center along with approximately 11 acres of excess land dedicated to industrial outdoor storage and parking.

ACQUISITION: Jadian IOS acquired a 4.0-acre industrial service facility at 2611 Oakmont Dr in Round Rock, TX. The property includes a 30,700-square-foot building featuring three drive-in doors, two dock-high loading positions, and 22-foot clear height. It is located directly off Interstate 35 and approximately six miles from State Highway 130, and features a fully paved and secured yard.

ACQUISITION & LEASED: Industrial Outdoor Ventures acquired a 7,818-square-foot equipment maintenance facility on 3.0 acres at 1550–1590 Thornton Avenue SW in Pacific, WA, and fully leased the site to TruckMovers. The fenced property features a 5,010-square-foot shop with 20' clear height, two 100' bays, three oversized doors, a 1,231-square-foot storage building, a 1,577-square-foot standalone office, and a crushed-rock yard. Located 0.5 miles from SR-167 and 6 miles from the Port of Tacoma, the lease was completed within 90 days of acquisition following property improvements. Matt McLennan and Chris Trussel of Kidder Mathews represented Industrial Outdoor Ventures in both transactions as well as the seller in the acquisition. FINANCING: First Merchants Corporation provided a senior construction-to-permanent credit facility for an industrial outdoor storage facility at 7405 Industrial Parkway in Lorain, OH. Proceeds from the loan will be used to refinance existing acquisition debt and fund capital improvements at the property, which Lake Pointe Partners acquired in May and subsequently leased to a long-term tenant.

ACQUISITION: Open Industrial acquired a 1.09-acre industrial outdoor storage property at 2101 42nd Street NW in Winter Haven, FL. The site is improved with an approximately 10,400-square-foot industrial building featuring an estimated 24-foot clear height, two dock doors, one ramped drive-in door, and fully paved excess yard space. The acquisition was led by Elmo Alexander and Chad Pitts. The property is located one mile from US Route 92, offering access to Interstate 4. Robbie Lober, Devin Beeler, and Connor Wallace of Lober Real Estate are handling leasing inquiries for the property.

ACQUISITION & LEASED: Jadian IOS acquired a 5.78-acre industrial outdoor storage property at 4225 S 500 W in Murray, UT, from RMT and simultaneously leased the facility to QXO. Located off I-15 in the Salt Lake Valley, the infill property features a ~28,000-square-foot building and outdoor storage capacity. Rusty Bollow, Bobby Stevens, Ethan Wallace, and Ileana Ray of Colliers facilitated the transactions.

ACQUISITION: Overton Moore Properties acquired a 248,105-square-foot heavy industrial property on 13.5 acres at 14555 Alondra Boulevard in La Mirada, CA. Located in the Mid-Counties submarket of Los Angeles County, less than one mile from I-5, the property is fully leased through 2032. The site features dock-high and drive-in doors along with an oversized concrete yard for trailer parking and outdoor storage. Joe Cesta, Barbara Perrier, Darla Longo, Michael Longo, and Eric Cox of CBRE and Chuck Wilson of Colliers facilitated the transaction.

ACQUISITION: An off-market industrial outdoor storage property at 1640 & 1641 Benchmark Ave in Fort Myers, FL, was acquired. The site features a paved and gated yard, a ±7,600-square-foot shop and office building, and on-site fuel capabilities. John Luis Matheus represented the buyer in the transaction.

FINANCING: US Business Funding provided financing for a 9,742-square-foot industrial facility on 1.98 acres in Lemont, IL. The Chicago-area industrial property features a mechanic shop with four drive-through bays, office space, and outdoor storage. George Otel of US Business Funding arranged the financing.

LEASED: A lease was renewed for a 0.97-acre industrial outdoor storage property at 3208 Overland Rd in Apopka, FL. The site features a 3,395-square-foot industrial building and C-3 zoning, supporting various industrial and outdoor storage uses within the Orlando market. Guillermo De Nicolas of Panther Capital Group facilitated the transaction.

FOR LEASE: A 3.38-acre industrial outdoor storage site at 2610 Rowland Rd in Raleigh, NC, is available for lease. The property includes ±2.5 total acres of usable outdoor storage yard that is graveled, lit, fully fenced with barbed wire, and screened from the street, alongside a 4,600-square-foot clear-span shop with 1,200 square feet of office space.
