Many of you are at the NAIOS IOS Summit in Dallas today — and we know the panels will deliver. So instead of Thursday Trades, we’ve teed up a few extra questions you can ask during the Q&A, just in case you didn’t come prepped with one.

  • How are you advising landlords or investors on lease rates when comparable IOS deals are limited or outdated? (How much of that pricing is art vs. science?)

  • What types of tenants are driving the majority of leasing activity in your market right now? (And are you seeing a shift in tenant mix over the past year?)

  • How do you vet tenant quality in deals with small fleets, contractors, or non-credit tenants? (What red flags do brokers or owners watch for—and how do lenders evaluate risk?)

  • Have you seen any creative structuring lately—early access, rent bumps, purchase options—that help get deals across the finish line?

  • What’s the most creative or challenging IOS deal you’ve done in the past 12 months—and what made it work? (Feel free to share what was unconventional or difficult to navigate.)

  • What premium (if any) are users currently paying for improved or “Class A” IOS sites in your market? (And do you anticipate that trend continuing?)

  • Are you seeing more users opt for lease vs. buy, or buy vs. lease in today’s environment? (And is that trend driven by interest rates, user profile, or capital strategy?)

  • With increasing pushback in some municipalities, how are you handling community perception and NIMBYism around IOS developments? (Are owners working with local leaders or rethinking approaches to get deals done?)

  • From a lender or owner perspective, how are you approaching refinance or recapitalization of IOS portfolios right now? (Any shift in LTV, underwriting, or expectations?)

  • If you could buy one kind of IOS site today and hold it for 10 years, what would it look like? (Location, zoning, size, tenant profile, and yard specs.)
