CLOSED TRANSACTIONS
Acquisitions and Dispositions

ACQUISITION: IOV has acquired a 5.73-acre IOS property at 160 N. Garden Ave in Roselle, IL, featuring a 28,964 SF maintenance building with 13 drive-through bays and a 1,350 SF stand-alone office. This marks IOV’s seventh acquisition in the Chicago market. For leasing inquiries, contact Matt Garland and Andrew Maletich, SIOR, with Cawley CRE.

ACQUISITION: Bleecker Partners continued its strategic expansion in the industrial outdoor storage (IOS) sector with the acquisition of a two-building portfolio in Southwest Houston. The properties, located at 6106 Rookin and 6121 Tarnef, were acquired via a short-term sale-leaseback with a multinational geotechnical company. The transaction adds 39,654 square feet of functional shop and storage space across 4.49 acres to Bleecker’s growing Houston portfolio. Robby Derrick led the acquisition efforts for Bleecker Partners.

ACQUISITION: B&D Holdings has acquired a high-quality, transit-focused IOS site at 260 Old Route 17 in Hillburn, NY, located at the junction of I-87, I-287, and Route 17. The 5-acre property includes a 30,000 SF maintenance facility with seven oversized drive-ins and is leased to a multinational transportation company. Congrats to the B&D team for navigating diligence, zoning, and closing smoothly.

ACQUISITION: Everwood Real Estate announced the closing of 3902 Magnolia Parkway — a major off-market acquisition anchored by a mission-critical manufacturing facility leased to Emerson, situated on over 30 acres in the rapidly growing Pearland industrial corridor in Pearland, TX.

LEASES SIGNED
Recently Leased Properties

LEASED: Lyndon Todd and Garrison Lackey facilitated an off-market IOS lease at 4401 Carey Street in Fort Worth, now serving as a key operations site for MICA Corporation in support of the 287-820 highway project. This deal underscores the critical role IOS plays in keeping major projects on track.

LEASED: Prescott has successfully leased 5,000 SF of industrial space with 2 acres of IOS at 555 Main Street in Hudson, MA to two tenants. The site offers a combination of indoor workspace and outdoor storage to support their operations. Congrats to Kassin Sabbagh Realty, JDC Demolition, and the advisory team of David Skinner, SIOR, and Vincent Cannistraro.
