Thursday Trades: Industrial Outdoor Storage Deals - April 24, 2025

Acquisitions and Dispositions

ACQUISITION: Steel Peak completed the sale of an industrial outdoor storage property located at 6975 Camino Maquiladora in San Diego. RojoWood Lumber & Building Supply acquired the asset for $3.8 million. Steel Peak originally purchased the property in December 2024 for $2.6 million and made significant improvements to the property. The asset offers close proximity to Interstate 5 Freeway, 905 Freeway and the United States-Mexico border. Rob Hixson and James Hixson of CBRE represented the seller, while Rabin Salehi of CBRE represented the buyer in the transaction. This sale is the company’s first exit out of its five-property portfolio of IOS facilities in the San Diego market.

ACQUISITION: A 100% leased, three property, multi-market IOS portfolio featuring strategic southeast locations just closed! The Colliers Capital Markets team including Ryan Vaught, James "Jimmy" Ullrich, Robyn Hurrell, SIOR, and Michael J. Macchia along with Lee Morris SIOR, LEED AP and Gregory Gosselin helped get this deal across the finish line!

ACQUISITION: Alterra IOS acquired a 2.06 acre site with 31,510 SF across 3 buildings at 3037 Center Street, Tacoma, WA. This site is located near the Port of Tacoma and I-5 and is leased to a national tenant. Parker Pearson led this transaction and Jack Crane and Jeff Crane of The Andover Company assisted with getting this one closed!

ACQUISITION: Christian Kane from Newmark facilitated the close of a 1.7 acre industrial outdoor storage site with 17,700 SF of warehouse and office space in Linden, NJ. Reach out to Christian for more info at: [email protected].

Recently Leased Properties

LEASED: Legacy Capital Partners recently leased 5919 Commonwealth Ave in Jacksonville, FL. The site features 1.5 acres of IOS space with 28,734 SF of building improvements and warehouse. Michael Cassidy of Colliers represented the Legacy Capital Partners and Trina Wedekind of Platinum Realty Group represented the Tenant in this new lease!

LEASED: 2202 S Milliken Ave in Ontario, Canada was recently leased! Chris Vassilian from Lee & Associates was able to help one of their clients move when their landlord terminated the lease on their old trailer yard. The Lee & Associates team represented the tenant and subtenant in this transaction.
