CLOSED TRANSACTIONS
Acquisitions / Dispositions / Development

ACQUISITION: CanTex Capital acquired a 7.6 AC site in Dallas. The site features a 9,576 SF building with yard which is leased to 2000 Industries. There is additional land at the site that can be improved and leased in the future. Chase Miller, Brian Denning, and Rick Medinis from NAI Robert Lynn facilitated the transaction.

ACQUISITION: Jadian IOS acquired a 2.9 AC IOS site at 1660 SW 13th Ct in Pompano Beach, FL. Site features quick access to I-95 (<5 min drive) and a paved, fenced and secured yard. Congrats to the JIOS team on keeping the train rolling!

2351 Powis Road in West Chicago, Illinois

ACQUISITION: NAI Hiffman brokered the sale of a 4-acre IOS site in West Chicago for $4.225M, representing a significant increase from its $2.4M purchase price in September 2023. The property includes 11,000 square feet of shop space across two buildings, along with a concrete yard, mobile office, and truck scale. Built in 1993, the site is zoned for office, research, and light industrial uses, with special permissions for outdoor storage. Congrats to Kelly Disser, Michael Freitag, Bill Byrne and TJ Feeney on getting this one to the finish line.

ACQUISITION: BLP has acquired 222 Morgan Avenue, a 7.4-acre last-mile distribution facility in East Williamsburg, Brooklyn. The property includes a 34,000 SF warehouse with 31-foot clear heights and 14 loading docks, plus an 8,000 SF fleet maintenance building. The facility is fully leased to an S&P A+ rated food distribution company and is strategically located in New York City's primary distribution region.

DEVELOPMENT: Stewart Development and KDC have completed a $114 million Port Freeport facility for Volkswagen Group of America. The 120-acre hub includes dedicated spaces of 74,180 SF for Volkswagen and 80,700 SF for Porsche. The facility will handle imports of 140,000 vehicles annually, serving nearly 300 U.S. retail dealers. The project will create 113 direct jobs and supports sustainability through low-emission LNG vessels. Incredible site!

DEVELOPMENT: A 12.5-acre fleet maintenance facility is available for lease on Constitution Drive in McDonough, GA, just 0.9 miles from I-75. The property features two buildings: a 20,050 SF facility with 6 bays on 7 acres, and a 6,030 SF facility with 3 bays on 5 acres. The facility will be available for occupancy in February 2025.
