ACQUISITIONS: Greenspring Realty closed on two IOS deals: 7810 Professional Pl in Tampa (2.3 acres, 14,400 SF) will be available for lease starting August 1, 2025, while 6491 Powers Ave in Jacksonville (3.82 acres, 18,732 SF) is set to become available in summer 2027.  Congrats to the Greenspring Realty team on the deals!

ACQUISITION: Alterra IOS has acquired two new industrial outdoor storage sites totaling 8.7 usable acres and 33,500 square feet of warehouse space in the Austin and San Antonio metro areas, further strengthening its presence in high-growth Central Texas markets. The Buda site is leased to a national construction service provider, while the San Antonio site is leased to a national utility-focused building materials supplier.

ACQUISITION: Stream Realty announced the successful sale of an 8.59 acres of IOS at 15500 Valencia Ave in Fontana, CA. Congrats to Stefan Pastor, Brad Yates and Michael Lee on getting this one done!

ACQUISITION: Lee & Associates Idaho closed the sale of a 3.64-acre IOS site at 513 W Franklin Rd in Meridian, ID, featuring a gravel yard, 3,560 SF warehouse, mobile office, and secure gated access. Nick Provenzano represented the buyer and facilitated a smooth 1031 exchange process. Congrats to the Norris Group LLC (buyer) and Lee & Associates on the deal.

Recently Leased Properties

LEASED: Engel & Völkers Burbank successfully secured a lease for a 0.78-acre industrial storage yard at 570 S. Cypress Ave in La Habra, CA. Jason Kallen and Tom Massarani negotiated a deal on this fully paved, fenced, and divisible yard with an 835 SF office.

LEASED: 6110 Leeville Pike in Lebanon, TN — a 3.96-acre IOS site with 7,000 SF of improvements was just leased. Stream Realty Partners secured the lease on behalf of Axis Partners. Congrats to Griffin Farriss, Andrew Fletcher, and Bradley Worthington on getting this done.
