CLOSED TRANSACTIONS
Acquisitions

ACQUISITION: Capital Bay Partners closed on an IOS facility at 50 Robinson Industrial Dr, Perryville, MO. The 48.36-acre property includes a 51,580 SF building and is 100% leased to SiteOne Landscape Supply (NYSE: SITE) under a long-term NNN lease, delivering a 9% cap rate. With no zoning restrictions, low lot coverage, and proximity to limestone quarries, the asset offers strong fundamentals and value in a non-core market.

ACQUISITIONS: Matthews Real Estate Investment Services has closed on a 4-acre Industrial Outdoor Storage property in Cincinnati, OH, leased to Ferguson Enterprises (NYSE: FERG). The site boasts over 25 years of strong operating history and a portfolio price per square foot (PPSF) of $155. With a 6% coverage ratio, the property attracted multiple competitive offers.

ACQUISITION: Thematic Capital Group has acquired a fully leased industrial warehouse with outdoor storage in Edgewater, FL for $2.2M. The 19,352 SF facility sits on 0.82 acres and offers immediate value creation through planned outdoor storage enhancements. This marks TCG’s third acquisition in six months, growing its portfolio to six assets totaling $29.8M in AUM.

ACQUISITION: Center Capital’s IOS platform, Terminal Logistics, has acquired a ±28-acre site at 1346 Candler Road in Gainesville, GA, near the upcoming Blue Ridge Connector Inland Port. The property is now available for lease with 10–22 acre options and 25,000 SF of functional facilities ideal for storage, staging, or truck parking. The deal was brokered by Mendy Ruder of Lee & Associates – Atlanta.

Recently Leased Properties

LEASED: CenterPoint Properties has leased out 4.66 acres at its industrial site located at 8249 5th Avenue South in Seattle. Kidder Mathews brokers Chris Corr and Matt Murray, SIOR represented CenterPoint in the transaction and will continue to handle leasing on behalf of the company. Known as CenterPoint Seattle Yard, the property offers one of the largest contiguous industrial yards between Port of Seattle and Port of Tacoma.
