PORTFOLIO SALE: Catalyst Investment Partners sold and recapitalized two IOS portfolios, comprising 18 properties across seven high-barrier-to-entry East Coast markets, for a total of $163.5 million. These properties, acquired over the past four years, are leased to tenants in industries such as equipment rental, e-commerce, logistics, home services, building materials, and infrastructure. In March 2024, Catalyst closed its second IOS fund oversubscribed with $187 million in discretionary capital commitments.
ACQUISITION: Stephen Flynn and Matty Drouillard from The Stubblebine Company announced the successful completion of two industrial outdoor storage transactions in Brockton, which highlight the continued strength of the IOS market. Reach out to Stephen and Matty for more information!

ACQUISITIONS: Prescott closed a rare four-part IOS transaction totaling 17.26 acres and 16,320 SF across Keene and Swanzey, New Hampshire. The deal included two land purchases, a facility lease, and the sale of that same facility to Patriot Holdings. Prescott credited the collaboration of Alan Ringuette, Brendan Forauer, and Jeremiah Boucher in bringing the deal together. Congrats on the 4 bagger!
ACQUISITION: Realterm announced the acquisition of a prime three-property industrial outdoor storage portfolio located in the infill Seattle submarket of Kent, WA. The three adjacent properties, 7915 South 261st Street and 26220 & 26330 79th Avenue South include 38,900 square feet of buildings on 9.3 contiguous acres with secured parking, storage and maintenance facilities. The properties are fully leased to two long-term tenants that have operated out of the properties for over a decade: Powerscreen of WA (7915 South 216th Street), a distributor and servicer of high-quality materials processing and handling equipment and Clean Harbors (26220 & 26330 79th Avenue South), a leading provider of environmental and industrial services.

ACQUISITION: Industrial Outdoor Ventures completed their 11th acquisition in the Denver area with the purchase of 5350 Newport Street, a 5.05-acre property with more than 27,000 square feet of warehouse and office space. The property is leased to Ferguson Fire and Fabrication who uses the site to manufacture and store commercial sprinkler parts and systems. Ben Backer from IOV led the charge for this acquisition.

ACQUISITION: A 100% leased, three property, multi-market IOS portfolio featuring strategic southeast locations just closed! The Colliers Capital Markets team including Ryan Vaught, James "Jimmy" Ullrich, Robyn Hurrell, SIOR, and Michael J. Macchia along with Lee Morris SIOR, LEED AP and Gregory Gosselin helped get this deal across the finish line!
