IOS YARDDOGS TOP DEALS
August 2025

ACQUISITION: Triten Real Estate Partners acquired a 4-property, fully leased light industrial portfolio totaling nearly 500,000 SF across Houston’s Northwest and East submarkets. The infill assets feature smaller-than-average suite sizes, immediate scale, and proximity to major freight corridors. The off-market transaction was led by Will Hedges and Keith Gabrielson, with support from Trent Agnew and the JLL team.

ACQUISITION: Outpost acquired a 18.3-acre truck terminal at 110 N Marine Drive in Portland, their first in the Pacific Northwest. The property includes 34,000+ SF of shop and office space, 16 drive-through bays, 4 dock-high doors, and a dedicated truck scale. Located in IG2 zoning near major freight corridors, the site is fully paved, lit, and fenced for secure truck and trailer parking.

ACQUISITION: Winnipeg-based Shindico Realty Inc. has acquired a portfolio of nine industrial outdoor storage assets occupied by TransX, a division of Canadian National Railway Co. The acquisition includes 211 acres of yard space and 372,700 square feet of industrial space, with site coverage across the portfolio averaging 5%. The purchase builds on a long-standing partnership with the Tolaini-Banville family, which established TransX in 1963 and eventually sold the business to CN Rail in 2019 but retained the real estate.

ACQUISITION: A private seller has sold a 8.75-acre industrial property in Plover, WI, fully leased to US LBM, to an out-of-state buyer. The deal featured a long-term NNN lease and ample laydown yard space. Congrats to Mark Williams and Patrick Doherty on getting this done!

ACQUISITION: Stonemont acquired a 224,060 SF industrial facility on 24.8 acres in Dallas, TX. The property offers manufacturing, warehouse, and office space, with heavy crane and power infrastructure, plus direct access to Hwy Loop 12 and I-35E. Chris Wong with Bradford Commercial Real Estate Services brokered the deal.

ACQUISITION: Steel Peak Properties acquired their second industrial outdoor storage property in the Salt Lake City, UT MSA for $3.1 million. Congrats to Blake Rodgers, Pasha Johnson, Aaron Gill, and Spencer Mikles on getting this one done!

ACQUISITION: Partners represented the seller in the closing of a 15,867 SF FleetPride truck service facility at 35080 Lyndon B. Johnson Fwy in Dallas, TX. The property sits on a prime highway-frontage site and was successfully transacted with Zenith as the buyer. The Partners team, led by Hunter Stockard and Wyatt Huff, helped bring the deal to close.
