PARTNERSHIP: Zenith Industrial Outdoor Storage and J.P. Morgan Asset Management Announce Strategic Partnership to Accelerate Growth of IOS Platform

ACQUISITION: Apex acquired an industrial outdoor storage property at 9856 Steelman Street in Houston, TX. The 2.6-acre site includes approximately 16,200 SF of warehouse space and benefits from strong connectivity near I-610, I-45, and Houston Hobby Airport. The firm continues to target IOS investment opportunities across major and high-growth markets nationwide.

ACQUISITION: Green Dock Partners acquired a 16-acre fuel distribution facility at 7615 Old Mt. Holly Rd in Charlotte, NC. The site’s proximity to Charlotte Douglas International Airport and downtown positions it well for a future industrial outdoor storage (IOS) redevelopment.

PLATFORM LAUNCH: Benjamin Miller has launched Negresco Property Group, targeting a $100M+ industrial outdoor storage (IOS) portfolio across Southern California. The firm has already closed its first deal, a $20.4M acquisition of a fully leased 3.15-acre IOS site near LAX, and plans to scale through additional $3M to $50M acquisitions.

DISPOSITION: A Class B IOS complex in Indianapolis, IN has sold, fully leased to Ferguson Enterprises (NYSE: FERG), a BBB+ rated tenant. The asset benefits from long-term tenancy, strong submarket fundamentals, and visibility in one of the Midwest’s tightest infill industrial corridors.

ACQUISITION: K2 Real Estate Capital, in partnership with Bear Development Holdings, acquired a 5.7-acre IOS property at 9879 N 301 Hwy in Tampa, FL for $8.7M, featuring a fully leased 11,600 SF shop. Prior to closing, K2 executed a new lease with Opifex Synergy. Devin Beeler and Robbie Lober sourced the opportunity and securing the tenant. Jason Lundy at JLL advised on the financing, supporting the launch of K2-Bear’s new IOS venture.

FINANCING: JLL Capital Markets arranged $226 million in financing for Jadian Capital’s national IOS portfolio, spanning 46 properties across 15 states and totaling 212 acres. The portfolio highlights the continued institutional scale-up of IOS, with Blackstone’s Real Estate Debt Strategies providing the loan. The transaction underscores growing lender confidence in IOS as a durable asset class with diversified tenant demand across key U.S. markets.

ACQUISITION: Alterra IOS acquired five industrial outdoor storage properties across Tampa and Orlando totaling 23 usable acres and approximately 96,500 SF of warehouse space. Nearly all sites are fully leased to tenants across logistics, infrastructure, and utilities, reflecting strong demand in supply-constrained Central Florida markets. The acquisition expands Alterra’s regional footprint to 35 properties, with key sites offering strategic access to major corridors like I-4 and I-75.
