ACQUISITION: Newmark Phoenix Realty Group announced the sale of a two-building industrial outdoor storage portfolio in Jacksonville, FL to Miramar Capital for $5.05 million. The portfolio includes 4.90 acres of IOS space with approximately 11,920 SF of warehouse/office space at 7800 Philips Highway and 7376 St. Augustine Road.
ACQUISITION: TruCore Industrial acquired a six-building Class B industrial portfolio in Casper, WY totaling approximately 94,030 SF across 19 acres. Located within the Colmar Circle Industrial Park, the portfolio includes a mix of leased and vacant assets, creating both in-place cash flow and near-term lease-up/value-add opportunities.
ACQUISITION: JLL closed the sale of Central Florida IOS Hub, a 33.8-acre industrial outdoor storage site in Groveland, FL. The property offers immediate scale, by-right zoning, and strategic access to Florida’s major logistics corridors, positioning it well amid continued demand for IOS assets. JLL’s Luis Castillo, Cody Davis, Taylor Osborne and David Art represented the seller in the disposition.
ACQUISITION: Apricus Realty Capital acquired an 18.56-acre industrial outdoor storage property at 11403 N. Houston Rosslyn Road in Northwest Houston. The property includes approximately 53,000 SF of warehouse and service facilities on a large-scale pipe storage and distribution yard, with access to Beltway 8, U.S. 290, and I-45. The site is 100% leased to American Piping Products and was acquired in partnership with ABR Capital Partners, with JLL arranging debt financing for Apricus.
FINANCING: Alterra IOS closed a new $400 million financing facility encompassing 99 IOS properties across 27 states. The equity-pledge structure is designed to reduce the legal and administrative burden associated with property-level financing while providing a scalable, platform-based capital solution. Truist and KeyBank participated in the financing, with Scott Whittle and Kate Mooney leading the transaction for Alterra.
ACQUISITION: Alterra IOS acquired two industrial outdoor storage properties at 1910 W. Pecan Street in Pflugerville, TX, and 17600 Interstate 35 in Buda, TX. The portfolio totals 3.4 usable acres with 17,259 SF of building improvements and is located near I-35, TX-130, and TX-45. The acquisitions mark Alterra’s seventh and eighth investments in the Austin MSA, with Gavin Weaver, Liz Scott, and Bo Ricks leading the transaction and Taylor Dorris of Concord Properties assisting.
ACQUISITION: A 45-acre industrial outdoor storage facility at 7932 West State Highway 21 in Bryan, TX, sold in an off-market transaction. The property includes approximately 48,765 SF of commercial improvements and is occupied under a single-tenant net lease. Bill Insull, Blake Virgilio, and Austin Dabbs of Lee & Associates Houston were involved in completing the sale.
ACQUISITION: Perry Hill Ventures acquired approximately 4.5 usable acres within Interstate Commerce Park in Alabaster, AL, for the development of a build-to-suit facility for Empower Rental Group. The project will include an approximately 8,000 SF service building on a fully improved IOS site with direct access to I-65. Andrew Wiesemann of Matthews Real Estate Investment Services worked with both parties to bring the development together.
ACQUISITION: A two-property industrial outdoor storage portfolio in North Houston sold after generating multiple competitive offers and closing in fewer than 40 days. The portfolio totals approximately 30,024 SF of building space on 5.9 acres and includes properties at 20001 Oil Center Boulevard and 2450 Black Gold Court in Houston, TX. Doc Perrier, Payton Herleth, and Matt Venezia of Matthews Real Estate Investment Services represented the seller in the transaction.
