ACQUISITION: Green Courte Partners acquired a 55-acre industrial outdoor storage (IOS) portfolio located at 1888, 2020, 2056, 2100, 2104, 2110, 2116, and 2200 Watkins Rd in Columbus, OH. The property includes approximately 28,000 SF of building space and sits in a strategic infill location between Rickenbacker International Airport and John Glenn Columbus International Airport. Green Courte plans to enhance the site with paving, fencing, lighting, and a new internal drive aisle to improve circulation and operational efficiency.

NEW PARTNERSHIP: Sagard Real Estate and La Caisse have launched a new partnership to invest in Industrial Outdoor Storage (IOS) assets across major U.S. infill logistics markets, with an initial target gross asset value of approximately $360 million and the ability to scale further through additional commitments. The strategy will focus on port-driven markets such as Southern California, New York/New Jersey, the Bay Area, Houston, and the Baltimore–Washington region, where strong tenant demand is supported by trade infrastructure, population density, and supply-chain activity.
The partnership has already completed its first acquisition in the Meadowlands submarket serving the New York City region, signaling the start of a broader platform aimed at acquiring well-located IOS properties near major ports and logistics hubs.

ACQUISITION: Circle Industrial acquired Warehouse Row, an infill nine-building industrial park totaling approximately 136,746 square feet in Austin, TX. The property is located south of Congress Avenue and offers immediate access to I-35 and Austin-Bergstrom International Airport, positioning it within a highly desirable last-mile distribution corridor. Witt Westbrook and Trent Agnew of JLL represented the seller in the transaction.

ACQUISITION: A ±15,000 SF industrial outdoor storage property on ±7.02 acres at 1061 Boulder Rd in Greensboro, NC closed in a sale-leaseback transaction. The deal was sourced and facilitated by Simpson Commercial Real Estate. William Hatcher and Wells Herndon led the transaction, with support from William Wood.
PLATFORM LAUNCH: Kadima Industrial Partners (formerly DH Property Holdings) has launched a dedicated Industrial Outdoor Storage (IOS) platform and appointed Eitan Gerszberg as Director of IOS Acquisitions. The firm has already assembled over 100 acres of IOS assets valued at more than $200 million, including a notable 50-acre site in New York City. This new platform positions Kadima to scale its IOS investments across dense, supply-constrained markets along the East Coast and in the Sunbelt.

ACQUISITION: Thematic Capital Group acquired a 2.41-acre IOS site at 5004 15th St E in Bradenton, FL, featuring a 10,300 SF warehouse and a highly functional outdoor storage yard. The property is fully occupied by Lambert’s Cable Splicing Co., supporting essential utility infrastructure and reinforcing the site’s long-term usability. This acquisition highlights continued demand for infill IOS assets with strong tenancy in supply-constrained Florida markets sourced by Max Loria and David Richman.

ACQUISITION: A 4-acre industrial outdoor storage site at 3355 Blake Drive in Dalton, GA has traded, offering a fully secured yard well-suited for outdoor storage users. The property benefits from strong access to the region’s transportation network, supporting logistics and service-oriented tenants. This transaction reflects continued demand for functional IOS sites across smaller but strategic Southeast markets. Mendy Ruder and Jostin Calo brokered the deal.
