Acquisitions & Dispositions

ACQUISITION: Alterra IOS has acquired 4727 Pleasant Run Road in Memphis, TN, a ±12.5-acre industrial outdoor storage site. The property includes 10,673 square feet of building improvements and is well-located near I-240 and I-55. The site is available for lease. Reach out to Ben Ricketts if interested.

ACQUISITION: Berger Commercial Realty/CORFAC International has closed the $10.5 million sale of Griffin Yard, a 4.8-acre industrial property in Dania Beach, FL. The site was acquired by DS Realty, Inc. and includes a 5,000-square-foot building with approximately 20% office and 80% warehouse space. Congrats to all involved!

ACQUISITION: Jadian IOS has closed on a IOS park in Smyrna, GA, located at 4806, 4791 & 4793 Wright Dr SE. The 11.7-acre property features 8 buildings totaling 71,340 square feet, with individual yards, 26 doors, and secure, lit, and fenced access. It offers close proximity to I-285 (1 mile).

ACQUISITION: Newmark has successfully completed the sale of 22 acres of industrial-zoned land at 7800 Piney Branch Lane in Manassas, VA. The deal was led by Newmark’s Mid-Atlantic Industrial Team, including Cris Abramson, Brian Kruger, Nick Signor, Thomas Hinder, Erik Evans, and Henry Pleszkoch.

ACQUISITION: Another One! Jadian IOS closed on the 5.4-acre IOS property at 1313 & 1318 N 25th Ave in Phoenix, AZ. The site includes a 5,846-square-foot shop with 9 service bays, 16-foot-high doors, and a paved, fenced, and secured yard. The property is currently available for lease and has easy access to I-10 and I-17.

ACQUISITION: AMARCO acquired a 8,530-square-foot industrial property at 2415 E Highway 80 in Midland, TX, situated on a 1.01-acre lot. Built in 1983, the asset features office and warehouse space, three grade-level doors, and ample outdoor storage, with direct access to I-20E. Acquired via a short-term sale-leaseback, AMARCO plans to re-lease the property at market rent, strengthening its footprint in Midland’s energy-focused industrial market.

LEASED: The Klabin Company’s Tyler Rollema, SIOR, and Matt Stringfellow, SIOR represented Southwest Boulder & Stone in an 87,008-square-foot lease at 17201 S. Figueroa Street in Gardena, CA. The 123-month lease supports the tenant’s long-term operational needs. The Klabin team negotiated favorable terms to align with the tenant’s strategic objectives.
