Acquisitions and Dispositions

PORTFOLIO SALE: Catalyst Investment Partners has successfully sold and recapitalized two IOS portfolios, comprising 18 properties across seven high-barrier-to-entry East Coast markets, for a total of $163.5 million. These properties, acquired over the past four years, are leased to tenants in industries such as equipment rental, e-commerce, logistics, home services, building materials, and infrastructure. In March 2024, Catalyst closed its second IOS fund oversubscribed with $187 million in discretionary capital commitments.

ACQUISITION: BLP acquired 185 and 197 Commercial Street in Malden, MA—two IOS sites fully leased to Beacon Roofing Supply through 2031. The assets are located in Boston’s Urban Core, a supply-constrained submarket with shrinking inventory and low vacancy. Shout out to Cushman & Wakefield and Northbridge for facilitating the deal.

ACQUISITION: JLL has successfully closed the sale of 175 Circle M. Drive, a 120,000-square-foot distribution facility located in the high-barrier-to-entry Charlotte, NC MSA. The property is fully leased to Westlake Royal Building Products Inc., a subsidiary of Westlake Corporation (NYSE: WLK), with ~6 years remaining on the lease. Congrats to The Becker Organization on their acquisition of this asset.

REFINANCE: Titan Capital closed a $1.55 million cash-out refi backed by two industrial warehouse properties in Dutchess and Westchester County, NY. The properties include ground-floor industrial storage, upper-level office space, and outdoor storage, offering flexible functionality. The deal was structured by Ira Saferstein and Matthew Job and provides the sponsor with immediate liquidity.
LEASES SIGNED
Recently Leased Properties

LEASED: Alterra Property Group has completed a lease at 6113 Causeway Blvd in Tampa with STAline Waterworks as the new tenant. Matt Connors represented the tenant in the deal and was thanked for his efforts. Despite a broader slowdown in Central Florida leasing, IOS demand in Tampa remains strong.
