CLOSED TRANSACTIONS
Acquisitions and Dispositions

ACQUISITION:Zenith has acquired a 60,000-square-foot terminal situated on 9 AC in Charlotte, North Carolina. Congrats to Jared Young and Gray Gaines for sourcing the opportunity and facilitating the acquisition. For future acquisition opportunities in Charlotte, contact Judah Strulowitz.

ACQUISITIONS: Prescott closed a rare four-part IOS transaction totaling 17.26 acres and 16,320 SF across Keene and Swanzey, New Hampshire. The deal included two land purchases, a facility lease, and the sale of that same facility to Patriot Holdings. Prescott credited the collaboration of Alan Ringuette, Brendan Forauer, and Jeremiah Boucher in bringing the deal together. Congrats on the 4 bagger!

ACQUISITION: A Milwaukee IOS property fully leased to Merchants Metals sold for $1,656,920—97% of its list price. The site attracted multiple offers and ultimately went to an out-of-state 1031 exchange buyer. Congrats to all involved in the transaction, including Louis Murray, Brett Davis, Alexander Harrold, Kevin Bettinger, and Erik Vogelzang.

ACQUISITION: Matthews Real Estate closed on an IOS contractor yard in Glendale, AZ at 100% of list price. The deal involved a locally sourced buyer and included seller carry financing. Erik Manarino led the transaction.

DISPOSITION: Hampton Partners announced the sale of 10741 Hwy 52 in Fort Lupton, CO. The buyer, Nelson Pipeline, is expected to continue operations at the site. Congrats to all involved!

LEASES SIGNED
Recently Leased Properties

LEASED: CPG secured a new 10-year lease with Capital Building Supply for an IOS yard on Mill Street in Vienna, VA. The tenant moved quickly to renew, recognizing the value of the infill industrial site in Fairfax County. CPG represented the property owner — congrats to the CPG team!

LEASED: A 4.11-acre IOS site in Miami is now 100% leased after two direct tenant deals were completed. The ownership, a long-term holder, has no plans to sell. The team behind the deal included Tom O'Loughlin and Michael Oretsky.
