Welcome to the first Tuesday Trades of December! Today’s edition is all about the deals.

In today’s email:

CLOSED TRANSACTIONS
Acquisitions and Dispositions

ACQUISITION: Open Industrial acquired a fully leased IOS property located at 1710 Pacolet Court Gastonia, NC. The 6.2-acre site features a +/-13,700-square-foot warehouse. Powerhouse Boiler Equipment, a subsidiary of Atlas Copco, utilizes the property for the sale, rental, service, and storage of boiler equipment. The site is fully improved and located just two miles from the I-85 interchange. Rob Foa at Open Industrial spearheaded the acquisition.

ACQUISITION: Colliers facilitated the sale of a 31.62 acres of industrial outdoor storage site featuring +/-23,000 square feet of improvements. The property is within Houston’s Northeast I-10 industrial submarket and just seven miles from Port Houston at 5308 Oates Rd in Houston, Texas. Paul Dominique, Brad Beauchamp, and Jon Lindenberger of Colliers represented the seller, OFS Global Holdings, in the transaction.

ACQUISITION: IOV has acquired its 10th Denver property—a 4.94-acre IOS facility at 3750 Nome St, featuring 31,116 SF of warehouse/office space and a secured yard. Sam Dragan and Mike Camp at CBRE represented the buyer and the seller in the deal and can assist with leasing inquiries.

ACQUISITION: Alterra IOS acquired a 32 AC rail-served property in Charleston, SC located at 2398 Fain Street. The site features easy access to I-26, the Charleston International Airport, and multiple port terminals. Congratulations to Charlie Totten and Sean Christman for leading this acquisition and Reid Davis from Lee & Associates for facilitating the transaction. 

INTERNATIONAL: M7 Real Estate, as part of their European IOS JV with Centerbridge, acquired Snaremosevej 63-65 in Fredericia. Previously owned by PostNord, the vacant site features 40,100 SQM (+/-10 AC) of outside storage and 17,300 SQ M (+/-186,000 SF) of logistics and office space. The JV focuses on IOS assets in urban areas with strong transport links and industrial activity.

Recently Leased Properties

LEASED: Realize Truck Parking leased 3.5 AC in Baltimore, MD at Greenspring Realty Partners’ IOS site located at 901 S Kresson St. Congratulations to Greenspring Realty Partners and Realized Truck Parking!

LEASED: Metz Industrial Group at BRC facilitated two IOS transactions in Jersey City. MIG subleased 14,000 SF and 2 acres at 125 James Ave to Overnight Freight Inc. (CBRE represented sublandlord Staples Inc.) The group also leased 3 acres at 150 Pacific St to an undisclosed transportation and warehouse firm on behalf of landlord Neu Holdings Corp. Congrats to the MIG team Jordan Metz, Ben Abbate and James Friel.

FOR SALE: Colliers is marketing a 44-acre, 258,112 SF production plant with cranes, heavy power, outdoor storage, and rail access in Kansas. Currently owned by Caterpillar, the facility will be vacated by Q4 2025. Listed at $11.5M.
