Welcome to this week’s edition of Tuesday Trades! This is where we feature the top industrial outdoor storage acquisitions, leases signed, and more.

CLOSED TRANSACTIONS
Acquisitions and Dispositions

DISPOSITION: 649 Innovation Way, Payson, UT recently sold. This off-market deal came together quickly, closing in 60 days after the seller brought it forward. Ben Richardson represented the seller and Kolby Long represented the buyer.

ACQUISITION:  Alignment Realty Capital picked up another SiteOne (NYSE: SITE)-leased contractor showroom and IOS yard. This one is located in Prescott Valley, AZ (Northern Arizona) and is their second SiteOne property acquisition of 2025, with assistance from Stein Koss, Tom Louer, and Fenton Kelly of Lee & Associates.

ACQUISITION: Triten Real Estate Partners expands in Kansas City with their acquisition of 1134 South 12th St, Kansas City. This 14.84-acre paved IOS site features a 26,931 SF office and maintenance facility with 10 overhead doors and 5 maintenance bays. This deal was led by Keith Gabrielson, with Andrew Fischer & Henry Weiler (FWI) facilitating the transaction.

ACQUISITION: Jadian IOS closed on an 11.3-acre industrial service facility in Hamilton Township, NJ. The site is located at 47 Yardville Groveville Rd and the transaction was completed by Alex Stahl, John Grib, Kees t'Sas, and Daniel Schuchinsky.

LEASES SIGNED
Recently Leased Properties

LEASED: The Cushman & Wakefield team including Matt Trone, Steve Hager, and Joey Trinkle represented Imperium Capital in a recent lease in the Denver market. They leased that site at 409 W 66th Way, which featured 10,570 SF industrial building on 6 acres.

LEASED: Mathew Graves handled a 6-month lease at 2727 Union Hall Rd, Clarksville, TN featuring a ±1.72-acre IOS yard off-market. Negotiations and lease finalization wrapped up in under a week.

LEASED: EquipmentShare locked in a 15-year ABS NNN lease with annual escalations. Now the site is for sale also! The whisper price on this one is a 6.15% cap—let Walker Oglesby know if you are interested in learning more.

BEACON ROOFING SUPPLY PORTFOLIO

AVAILABLE: A 64,850 SF portfolio across five locations is now available. Beacon Roofing Supply (NASDAQ: BECN) is the Fortune 500 tenant under brand new 7-year NNN leases with annual increases. The portfolio price is $5,275,918 and the combination of a multi-property credit tenant portfolio and minimal landlord responsibilities make this one worth a look.
