CLOSED TRANSACTIONS
Acquisitions and Dispositions

DISPOSITION: Lucern Capital Partners recently sold Indeneer Business Park in Kernersville, NC to K2 Real Estate. Read the full announcement here: https://hubs.li/Q03cKcwT0

FINANCING:  Flexmat secured a $3.9M loan for an industrial property acquisition with outside storage. The property at 1326 Industrial Dr, Lake in the Hills, IL consists of 40,984 square feet on a 4.8-acre lot and was financed through an SBA loan of $3,915,000 with 90% LTV and a 25-year amortization. George Otel was the lender on this deal.

FINANCING: IOS by the water! Genesis Credit has successfully provided a $37.75 million loan for the refinance of a ~7-acre industrial outdoor storage (IOS) and development site, coupled with a 200-slip marina.

ACQUISITION: NAI Hiffman’s Urban Real Estate Group closed the sale of a 6.87-acre industrial outdoor storage site in Joliet, IL. The property includes a 9,000-square-foot maintenance building and was fully leased at the time of sale.

ACQUISITION: Lee & Associates arranged the sale of a 7.6-acre IOS facility in North Houston (15550 Export Plaza Drive), fully leased to a national transportation tenant. The site features a 7,200-square-foot warehouse and office building. Trey Erwin, Josh Carl and Jason Dannatt of Lee & Associates represented the undisclosed seller in the transaction.

Recently Leased Properties

LEASED: 401 17th St in Greeley, CO was recently leased to a new tenant! This is a 32,225 SF industrial property, featuring a 5.5-acre fenced yard with easy access to US-85. Brian Smerud and Erik Cafee from Waypoint Real Estate helped facilitate this lease.
