Acquisitions and Dispositions

ACQUISITION: Realterm acquired a 8.43-acre IOS facility at 3120 NW 16th Terrace in Pompano Beach, FL, featuring 15,000 SF of shop space, ten drive-in doors, and five drive-through bays. The site is partially leased to a national equipment rental company, with the rest operating as a truck parking facility—offering strong in-place income and future upside. Roberto Susi and Jose Sasson of Axiom Capital Advisors represented the buyer in the transaction.

ACQUISITION: Bleecker Partners has acquired a portfolio comprising three industrial outdoor storage ("IOS") sites totaling 11.3 acres and offering 25,048 rentable square feet across three infill locations in Dallas-Fort Worth. The properties, leased to a regional site rentals company, are strategically located near major D/FW highways and offer significant yard space — a scarce and desirable attribute in the IOS market. Strong market fundamentals in D/FW continue to drive demand for small-footprint industrial sites, especially those with excess stabilized yard space adjacent to key transportation nodes.

ACQUISITION: An owner-user has acquired the IOS property at 3140 Kutak Rd in Fort Myers, FL for $5.7M in a quick 21-day close. The 4.52-acre site includes 37,852 SF of industrial space and is centrally located in the heart of Fort Myers. Congrats to Alessandra Bianchi for facilitating this deal!

ACQUISITION: Storm Properties acquired a 2.53-acre IOS site in Santa Ana, CA (4320 W. 1st Street and 201 S. Mountain View Street), featuring a 11,300 SF building with a fully fenced concrete yard, dual street frontage, and significant power capacity. The property is currently vacant, with Scott Read of Newmark engaged to market it for lease.
