DEVELOPMENT: Stonemont Financial Group is developing a 10,000-square-foot IOS site on Staten Island, with completion expected by year-end. The project, called 2577 Forest Avenue, sits between the Goethals and Bayonne Bridges near the Howland Hook Marine Terminal. It will include more than 110 trailer parking stalls, ample car parking, four grade-level doors with full circulation, office space, and direct access to the Staten Island Expressway and NY-440.

ACQUISITION: IronHorn is pleased to announce the acquisition of a 38,280 SF cross-dock facility at 6101 Lindsey Road in Little Rock, AR. Situated on 7.33 secure, fenced acres, the property offers 56 dock-high doors, four drive-ins, and 24' clear height - ideal for high-throughput operations. Its strategic location directly off I-440, with fast access to I-40, I-30, and the Port of Little Rock, positions users at the heart of a highly connected logistics network. With more than 25,000 trucks traveling I-40 daily and over 90 million consumers within a day’s drive, this site delivers exceptional regional reach. This acquisition underscores IronHorn’s commitment to expanding its industrial outdoor and logistics-focused portfolio in key transportation corridors.

ACQUISITION: Kenai Capital Advisors represented Bamboo Equity Partners in the sale of a two-asset industrial outdoor storage portfolio totaling 36,321 square feet across 6.45 acres in Denver, CO and Oklahoma City, OK. The properties include a 10,000-square-foot ISF in Denver and a 26,321-square-foot industrial building in Oklahoma City, each offering drive-in loading, outdoor storage, and strong regional connectivity. The buyer, a California-based private investor, acquired both assets through a publicly marketed process.

ACQUISITION: A 28,734-SF single-tenant industrial service facility on 3.0 acres at 5919 Commonwealth Ave. in Jacksonville, FL was acquired. The seller acquired the property in August 2024, completed significant renovations, secured a long-term lease, and exited just 15 months later. Colliers represented the parties in the transaction.

ACQUISITION: A 2.61-acre IOS property at 2916 Apopka Blvd. and 8188 N Orange Blossom Trail in Apopka, FL sold for $2,950,000. The fully leased site sits along US 441 and State Road 414 and includes two industrial buildings totaling 14,100 SF. Lee & Associates Central Florida represented the seller, and Dalfen Industrial acquired the property.

ACQUISITION: Genesis acquired a 5-acre IOS site in Dayton, NJ for $5.7 million. The property at 3 Wheeling Road includes a 7,100-square-foot service building and 3.5 acres of usable yard space with direct access to major distribution corridors, including I-95. CBRE arranged the transaction and represented both the seller and Genesis in the deal.

ACQUISITION: TRUX Parking has acquired more than 36 acres of industrial land at 4600 S Apple Street in Boise, ID, expanding its footprint and truck parking network across the Mountain West. The site includes 3 acres of truck parking, a 10,000-square-foot flex industrial building, and 7 acres of stabilized yard space, along with a leaseback on an additional 26 acres featuring 241,000 square feet of manufacturing space. The facility will operate with 24/7 gated access and surveillance, consistent with TRUX’s nationwide operations standards

ACQUISITION: Two industrial flex buildings totaling 17,640 SF on 2.246 acres have sold in Landis, NC for $1,990,000. The site includes a 16,750-SF renovated building with a fully industrial layout and a newly constructed 2,990-SF building, along with 9,744 SF of warehouse space, seven drive-in doors, and outdoor storage. The property offers strong functionality for industrial users with drive-in access on a single, well-maintained parcel. Congrats to Ryan Kinney on getting this done!

LEASED: Elmwood & Co. has completed a 5-year industrial outdoor storage lease for approximately 4,500 square feet on 3 acres at Savannah Maritime Park, located at 289 Telfair Road in Savannah, GA. The deal secures long-term IOS use in a strategic port-oriented location. Zachary Zakas represented the owner, DeMott Development, and procured the tenant.
