NEW PARTNERSHIP: Sagard Real Estate and La Caisse have launched a new partnership to invest in Industrial Outdoor Storage (IOS) assets across major U.S. infill logistics markets, with an initial target gross asset value of approximately $360 million and the ability to scale further through additional commitments. The strategy will focus on port-driven markets such as Southern California, New York/New Jersey, the Bay Area, Houston, and the Baltimore–Washington region, where strong tenant demand is supported by trade infrastructure, population density, and supply-chain activity.

FINANCING: Catalyst Investment Partners secured $281 million in portfolio financing across 77 Industrial Outdoor Storage properties totaling 231 acres in 12 markets. The financing was provided by a newly built credit team and supports Catalyst’s continued growth as one of the most active IOS platforms in the sector. Cooper Horowitz’s Justin Horowitz, Ben Knopf, Josh Tropper, and Rich Horowitz arranged the financing.
VACANCY REPORT: The Gravatos U.S. IOS Vacancy Report shows national vacancy holding steady at ~4%, though metro-level numbers tell a more nuanced story, ranging from a tight 2.6% in Chicago to 5.3% in Los Angeles.
Gravatos, launched in Q1 2026, is the only data intelligence platform purpose-built for Industrial Outdoor Storage, tracking over 170,000 IOS properties and more than 1 million acres nationwide.
PLATFORM LAUNCH: Kadima Industrial Partners (formerly DH Property Holdings) has launched a dedicated Industrial Outdoor Storage (IOS) platform and appointed Eitan Gerszberg as Director of IOS Acquisitions. The firm has already assembled over 100 acres of IOS assets valued at more than $200 million, including a notable 50-acre site in New York City. This new platform positions Kadima to scale its IOS investments across dense, supply-constrained markets along the East Coast and in the Sunbelt.

ACQUISITION: Brookfield to buy Peakstone Realty Trust in $1.2 Billion Deal.
The purchase would expand Brookfield’s industrial real estate platform with an investment trust that owns and operates industrial outdoor storage.

BUYOUT: Stockbridge’s Niche Logistics Fund completed the buyout of a 10% joint venture interest in a 58-property industrial outdoor storage portfolio, implying a total valuation of nearly $900 million. The portfolio spans 18 major U.S. markets and includes approximately 644 acres and 1.6 million square feet of building space, forming part of Stockbridge’s broader 128-property IOS platform.

ACQUISITION: Jadian IOS acquired a 12-property industrial outdoor storage (IOS) portfolio spanning several strategic U.S. logistics markets, further expanding the firm’s national footprint. The portfolio includes assets across Denver, Dallas-Fort Worth, Jacksonville, Tampa, Philadelphia, Indianapolis, Minneapolis, Greensboro, Newark, and Little Rock. The acquisition adds a mix of functional yard facilities and industrial buildings positioned within key transportation and distribution corridors across the country.

ACQUISITION: Zenith acquired an 11-property Industrial Outdoor Storage portfolio in Phoenix, strategically located near Sky Harbor International Airport and key transportation corridors including I-10 and I-17. The portfolio totals approximately 280,000 SF of buildings across 39 acres of secured yard, supporting a wide range of uses such as logistics, contractor services, building materials, and manufacturing. The assets are positioned in Phoenix’s most supply-constrained infill submarkets, offering strong infrastructure and long-term IOS fundamentals.

ACQUISITION: Axis Partners announced the $111 million sale of a 22-property, 85-acre industrial outdoor storage portfolio to Realterm, with assets primarily located across high-growth Sunbelt markets. The institutional-quality portfolio spans major logistics hubs including Atlanta, Texas, Los Angeles, Nashville, and Jacksonville, and is leased to a diversified mix of national and regional tenants across fleet, equipment rental, materials storage, and logistics uses.
FINANCING: Open Industrial and Heitman LLC announced the formation of a new partnership to recapitalize a 25-asset industrial outdoor storage portfolio. The portfolio includes mission-critical sites in infill submarkets near major transportation nodes and population centers across Washington, D.C., Baltimore, Richmond, and Raleigh, supporting last-mile logistics, equipment rental, construction services, and other essential operations.
