IOS YARDDOGS TOP DEALS
October 2025

ACQUISITION: Realterm, in partnership with institutional investors advised by J.P. Morgan Asset Management, acquired a seven-property national industrial outdoor storage (IOS) portfolio across key U.S. transportation markets. The portfolio includes six truck terminals and one truck fleet maintenance facility, expanding Realterm’s footprint and strengthening its leadership in transportation real estate. The acquisition enhances the company’s ability to serve evolving logistics needs while deepening relationships with tenants and partners.

ACQUISITION: CanTex Capital sold an eight-property, 44-acre industrial outdoor storage portfolio in Dallas–Fort Worth to Stockbridge Capital Group. The fully leased, institutional-quality portfolio spans key infill submarkets such as Brookhollow, Garland, Great Southwest, and East Fort Worth, showcasing CanTex’s strength in IOS development and management. Eastdil Secured served as the exclusive advisor to CanTex on the transaction.

ACQUISITION: Matthews Real Estate completed an off-market IOS sale in Cumming, GA, closing the deal in just 45 days. The all-cash, repeat buyer closed ahead of schedule, reflecting strong investor demand for IOS assets in the Atlanta metro. Congrats were extended to all parties involved.

ACQUISITION: Catalyst Investment Partners acquired 2779 NW 112th Avenue in Doral, FL, featuring a 14,200-square-foot warehouse and truck maintenance shop on 2.8 fully paved and secured acres. The property includes six dock-high doors and ample fenced yard space. The transaction was structured by Nicolas Palazzo and Skylar Stein, with Matthew Heaney leading the Catalyst deal team.

RECAP: Greenspring Realty Partners has completed a portfolio recapitalization with WinTrust, encompassing nine value-add industrial assets across Florida, Virginia, and Arizona. The transaction marks another milestone in GRP’s expansion within the industrial outdoor storage and heavy industrial sectors. Terry Sutherland of WinTrust and Justin Horowitz of Cooper-Horowitz assisted in bringing the deal to completion.

ACQUISITION: Colliers has completed the sale of 5301 Massachusetts Avenue in Indianapolis, IN, a 20,000 SF truck maintenance facility situated on 7 acres zoned I-3. Initially marketed for lease, strong tenant demand and site encumbrances led to a successful sale to a local investor. The transaction was led by Benjamin Schiller and Korey Ryan, SIOR.
