CLOSED TRANSACTIONS
Acquisitions / Dispositions

ACQUISITION: A national real estate investor has acquired 240 S. Kresson St. in Southeast Baltimore for $3.95 million, with Apple Valley Waste remaining in place under a long-term lease. The 10,000 SF maintenance facility includes more than two acres of outdoor storage and benefits from industrial zoning and strong highway access — a combination that continues to draw aggressive interest from national IOS buyers. Gold and Company brokered the transaction, noting that modern IOS sites in Baltimore remain increasingly difficult to find. Tip of the cap to Jim Chivers and Will McCullough on completing this deal.

ACQUISITION: Realterm has closed on two industrial assets in Scranton’s Stauffer Industrial Park, totaling 102,220 SF and fully leased to ID Logistics. The acquisition includes an 84-door truck terminal and maintenance facility—rare scale in a supply-constrained IOS market along the I-81 corridor.

ACQUISITION: An industrial site in Pennington, NJ has sold for $3.3 million. The 30,375 SF property at 1613 Reed Road, located in Hopewell Valley Industrial Park, traded at $108 per square foot. Daniel Lanni of The Kislak Company represented the deal.

ACQUISITION: Alterra IOS expanded its Denver footprint with the $6.5M acquisition of a 20,118 SF industrial building on 3.22 acres near Centennial Airport. The property includes a 1.4-acre fenced storage yard and was purchased with a tenant already lined up, providing immediate income. With modern loading, strong highway access, and growing demand for outdoor-heavy sites, the deal underscores continued investor confidence in Denver’s IOS market.

Recently Leased Properties

LEASED: Prescott IOS has fully leased a newly built 35,000 SF IOS facility on 5.25 acres at 11 Otis Street in Westborough, MA, securing both tenants before construction wrapped. DPR Construction leased 20,000 SF on roughly 2.25 acres, represented by Jordan Sneider of JBS Commercial. Doug Curtiss Landscape took the remaining 15,000 SF on approximately 3 acres in a direct deal with Prescott IOS. Congrats to David Skinner, Vin Cannistraro, and Jordan Sneider on working to get this one across the finish line.
